Brooklyn Detention Complex Rises at 275 Atlantic Avenue in Boerum Hill, Brooklyn

Construction is rising on the Brooklyn Detention Complex, a 15-story jail complex at 275 Atlantic Avenue in Boerum Hill, Brooklyn. Designed by HOK and developed by the NYC Department of Design and Construction, the 339-foot-tall structure will span 712,150 square feet with a capacity of 1,040 inmates. The project will also include 30,000 square feet of community facility space, two cellar levels, two loading berths, 100 enclosed parking spaces, and an underground tunnel connecting to the adjacent courthouse. The redevelopment will replace the defunct Brooklyn Detention Complex and is bounded by Atlantic Avenue, Boerum Place, and Smith and State Streets.

Affordable Housing Lottery Launches for 540 Atlantic Avenue in Boerum Hill, Brooklyn

The affordable housing lottery has launched for 540 Atlantic Avenue, a pair of eight-story residential towers in Boerum Hill, Brooklyn. Designed by NA Design Studio and developed by JCS Realty, the structure yields 159 residences. Available on NYC Housing Connect are 48 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $122,400 to $227,500.

Demolition Complete for Four-Building Residential Complex at 280 Bergen Street in Boerum Hill, Brooklyn

Demolition is complete at 280 Bergen Street, the site of forthcoming four-building residential complex in Boerum Hill, Brooklyn. Designed by Fischer Rasmussen Whitfield Architects and developed by Goose Property Management, the 302,000-square-foot project will yield 367 rental units in studio to two-bedroom layouts. The development will also include approximately 9,700 square feet of ground-floor retail space. The property is located by the corner of Bergen Street and 3rd Avenue.

Rendering Revealed for Third Act Apartments at 108-114 3rd Avenue in Boerum Hill, Brooklyn

A new rendering has been revealed for Third Act Apartments, an upcoming residential building at 108-114 3rd Avenue in Boerum Hill, Brooklyn. Designed by David Cunningham Architecture Planning PLLC and developed by St. Nick’s Alliance in collaboration with Stanton Street Development Partners, the structure will yield 68 permanently affordable rent-stabilized senior housing units. The project will also include 1,600 square feet of retail space and 1,000 square feet of community facility space. The property is located between Bergen and Wyckoff Streets.

Goose Property Management has secured a $166 million construction loan for 280 Bergen Street, a new residential development in Boerum Hill, Brooklyn. Designed by Fischer Rasmussen Whitfield Architects, the 302,000-square-foot complex will consist of four buildings, yielding 367 rental units and approximately 9,700 square feet of ground-floor retail space. The property is located at the corner of Bergen Street and 3rd Avenue.

16-Story NYCHA Infill Development Coming to 120 3rd Avenue, Boerum Hill, Brooklyn

The New York Daily News has broken news that Arker Companies and Two Trees will develop a sixteen-story mixed-income building at 120 3rd Avenue, in Boerum Hill, Brooklyn. This comes almost two years after the city announced a program focused on reutilizing thirty to forty New York City Housing Authority (NYCHA) locations around the city. Effectively, this means new structures rising up on undeveloped land generally used for recreation or, in the case of this newest announcement, two parking lots.

Demolition permits have been filed for several three-story structures along Fourth Avenue, a commercial thoroughfare right on the border between Park Slope and Boerum Hill, in Brooklyn. 122 Fourth Avenue and 601 Baltic Street are now destined for demolition. Both projects are under the leadership of the architect and real estate developer Hal Einhorn, of Einhorn Development Group.

The Hendrik Nears Completion at 509 Pacific Street, Boerum Hill, Brooklyn

The Hendrik is nearing completion, and today YIMBY has an update on the project, at 509 Pacific Street, in Boerum Hill, Brooklyn, thanks to Tectonic. The building is a large development, with 33 condominiums designed for families who love townhouses and modern amenities. Scaffolding on Atlantic Avenue and Pacific Street still remains and sheds along the sidewalk obscure vision of the entranceway and masonry along Pacific Street, as seen in the rendering, but the Beyer Blinder Belle-designed exterior is just about finished.

New Permits Filed for 371 Baltic Street, Boerum Hill, Brooklyn

Back in February of 2016, YIMBY revealed a new four-story condominium building coming to 371 Baltic Street, in Brooklyn’s Boerum Hill neighborhood. Now, job applications have been filed for the site, indicating that construction is about to move forward. Permits were also filed back in 2014, however, there have been changes since then, when the original plan called for preserving the first two floors of an extant structure. Instead, that has been demolished completely. The scope of the project has remained almost the same, totaling 4,998 square feet of residential space, to be divided among four units.
