The affordable housing lottery has launched for 221 East 117th Street, a six-story residential development in Manhattan’s East Harlem neighborhood. Designed by ARC Architecture + Design Studio and developed by Roy Moussaeiff, the new building yields 12 residences. Available on NYC Housing Connect are four affordable units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $77,143 to $156,130.

Designed by ARC Architecture Design Studios and developed by A&R Properties Group, the structure yields 14 residences. Available on NYC Housing Connect are five units with a 2.5-month concession for residents at 130 percent of the area median income (AMI), ranging in eligible income from 101,143 to $156,130.

Construction is complete on phase one of the Sendero Verde complex, a 361-unit residential tower at 60 East 112th Street and the largest Passive House development in the country. Located in East Harlem, Manhattan, the tower stands 15 stories tall and comprises roughly 395,000 square feet.

1516 Park Avenue Nears Completion in East Harlem, Manhattan

Construction is nearing completion on 1516 Park Avenue, a 12-story residential building in East Harlem, Manhattan. Designed by Karl Fischer Architect and developed by Isaac Schwartz, the structure will yield 44 residences, of which 18 are designated as affordable housing, as well as ground-floor retail space. Foremost Contracting & Building is the general contractor for the property, which is located at the corner of Park Avenue and East 111th Street.

The Heritage’s Re-Cladding Progresses at 1295 Fifth Avenue in East Harlem, Manhattan

Renovation work is progressing on The Heritage, a three-building residential complex at 1295 Fifth Avenue in East Harlem, Manhattan. Designed by Gruzen & Partners and originally completed in 1974, the development is currently owned by L+M Fund Management and Invesco Real Estate and consists of two identical 35-story towers and a shorter 12-story structure that collectively yield a total of 600 rental apartments. The current project involves the replacement of the buildings’ brick façades with a new exterior insulation finishing system (EIFS) provided by Sto Corp.. L+M Builders is the general contractor and King Contracting Group is in charge of façade installation for the property, which is bound by East 111th Street to the north, Tito Puente Way to the south, Madison Avenue to the east, and Fifth Avenue, Frawley Circle, and Central Park to the west.

Sendero Verde’s 34-Story Second Phase Progresses at 50 East 112th Street in East Harlem, Manhattan

Construction has passed the halfway point on 50 East 112th Street, the tallest tower in the Sendero Verde mixed-use complex in East Harlem, Manhattan. Designed by Handel Architects and developed by Jonathan Rose Companies, L+M Development Partners, and Acacia Network, the 34-story tower represents the second phase of construction and will yield 361 permanently affordable rental units for low- to moderate-income families and the formerly homeless. The edifice is rising directly to the west of the completed first phase, which encompasses a 15-story tower at 60 East 112th Street and a ten-story structure at 75 East 111th Street. The latest tower will span 395,000 square feet, making it the largest affordable Passive House development in the world. L&M Builders Group is the general contractor for the property, which is located at the corner of East 112th Street and Madison Avenue.

Construction has topped out on 20 East 110th Street, an eight-story mixed-use building in East Harlem, Manhattan. Designed by ARC Architecture Design Studio and developed by A&R Properties Group, the 80-foot-tall structure will yield 36,746 square feet with 25 rental units spread across 17,283 square feet, 7,000 square feet of community facility space, and 3,000 square feet of commercial space. SS Construction Experts is the general contractor for the property, which is alternately addressed as 1650 Madison Avenue and located at the corner of Madison Avenue and Tito Puente Way.
