Financing Secured For Renovations to NYCHA Properties in East Harlem, Manhattan

The New York City Housing Authority (NYCHA) has closed on $272.6 million in financing for a Permanent Affordability Commitment Together (PACT) project that will bring extensive renovations to Metro North Plaza and Gaylord White Houses in East Harlem, Manhattan. The project, supported through the federal Rental Assistance Demonstration program, will allow for the rehabilitation of 523 apartments across four residential buildings, benefitting nearly 800 residents. Nonprofit organizations The Community Builders and Ascendant Neighborhood Development will lead the redevelopment, while Wavecrest Management will oversee day-to-day property management.

Housing Lottery Launches for 2183 Third Avenue in East Harlem, Manhattan

The affordable housing lottery has launched for 2183 Third Avenue, a 12-story residential building in East Harlem, Manhattan. Designed by Gerald J. Caliendo Architect, the structure yields 59 residences. Available on NYC Housing Connect are two units for residents at 60 percent of the area median income (AMI), ranging in eligible income from $58,629 to $105,000.

Rendering Revealed for 1578 Lexington Avenue in East Harlem, Manhattan

A rendering has been revealed for 1578 Lexington Avenue, a 13-story medical office and community facility building in East Harlem, Manhattan. Designed by Kutnicki Bernstein Architects and developed by Slate Property Group and Evenhar Development Corporation, the project is slated to house Mount Sinai Health System programs across 150,000 square feet of space. The remaining portions of the building will feature the new East Harlem Center operated by Children’s Aid, covering nearly 19,000 square feet across the lower levels, as well as a new home for Life Changers Church on the ground and lower levels. The property is located at the corner of East 101st Street.

MTA Approves Phase 2 Of The Second Avenue Subway in Manhattan

The Metropolitan Transportation Authority (MTA) has approved a $1.972 billion tunneling contract for Phase 2 of the Second Avenue subway, extending Q train service from 96th Street to 125th Street in East Harlem. The contract was awarded to Connect Plus Partners, a joint venture between Halmar International and FCC Construction, and represents the largest tunneling contract in the agency’s history. Phase 2 will deliver three new ADA-accessible stations at 106th, 116th, and 125th Streets.

Public Review Process Begins For 680-Unit Mixed-Use Project in East Harlem, Manhattan

The Metropolitan Transportation Authority (MTA) has launched the public review process for a proposed 38-story mixed-use building at the southeast corner of East 125th Street and Lexington Avenue in East Harlem, Manhattan. Designed under the high-density zoning regulations established by Mayor Eric Adams’ “City of Yes for Housing Opportunity” initiative, the project will rise above the planned Second Avenue Subway extension station. If approved, it will yield approximately 680 new residential units, over 150 of which will be permanently affordable.

Affordable Housing Conversion Begins at 1760 Third Avenue in East Harlem, Manhattan

Work has begun on a 19-story all-affordable housing complex at 1760 Third Avenue in East Harlem, Manhattan. Designed by Dattner Architects and developed by Breaking Ground, New York’s largest non-profit supportive housing developer, the project involves the conversion of a former dormitory for Hunter College and Baruch College into housing for low-income and formerly homeless individuals with 434 units. The property is located between East 97th and East 98th Streets.

Demolition Permits Filed For 442 and 444 East 119th Street In East Harlem, Manhattan

Permits have been filed for the demolition of adjoining buildings at 442 and 444 East 119th Street in East Harlem, Manhattan. Jieming Wang of Golani Development Group is listed as the owner behind the applications, with Ann Kowlessar-Amerali of Pop Top of NY Inc. as the filing representative. Timbale Terrace, an affordable housing development in East Harlem, Manhattan, has received final approval and will now advance to construction financing. The project is a partnership among Mega Group Development, the Lantern Organization, and the New York City Department of Housing Preservation and Development, and will be built on an underutilized City-owned parking lot on Park Avenue between 118th and 119th Streets.
