Demolition Begins at 95 Rockwell Place in Fort Greene, Brooklyn

Demolition is getting underway at 95 Rockwell Place, the site of a 38-story mixed-use tower in Fort Greene, Brooklyn. Designed by Fogarty Finger and developed by Charney Companies, the 418-foot-tall structure will span 167,679 square feet and yield 158 rental units with an average scope of 855 square feet, as well as 32,568 square feet of commercial space and a cellar level. The property is located on an interior lot between Lafayette Avenue and Fulton Street.

Permits Filed for 133 Carlton Avenue in Fort Greene, Brooklyn

Permits have been filed for a four-story residential building at 133 Carlton Avenue in Fort Greene, Brooklyn. Located between Myrtle Avenue and Park Avenue, the lot is closest to the Clinton-Washington Avenues subway station, serviced by the G train. Aviv Ben Avi of AB+R Construction Corporation is listed as the owner behind the applications.

New Renderings Revealed For 89 Dekalb Avenue in Fort Greene, Brooklyn

New renderings have been revealed for 89 Dekalb Avenue, a 30-story mixed-use building under construction in Fort Greene, Brooklyn. Designed by Perkins Eastman and developed by RXR, the 348-foot-tall structure will span 289,000 square feet and yield 324 rental apartments with 98 rent-stabilized units, as well as 55,000 square feet of academic space for Long Island University, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 square feet of amenities, and an enclosed parking garage for up to 198 vehicles with electric charging stations. Whitehall Interiors is the interior designer, RXR LIU PII Developer TRS LLC is listed as the owner and LRC Construction is the general contractor for the property, which is located on an interior lot by the corner of Dekalb Avenue and Ashland Place.

Exterior Work Continues on 240 Willoughby Street in Fort Greene, Brooklyn

Exterior work is progressing on 240 Willoughby Street, a 30-story residential building in Fort Greene, Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which purchased the property for $95 million in 2019, the structure will yield 300 rental units with 147 residences dedicated to affordable housing. 240 Willoughby LLC is the owner and Galaxy Developers is the general contractor for the project, which directly abuts an existing 21-story apartment building and is bound by Willoughby Street to the north, the Brooklyn Hospital Center to the south, Fort Greene Park to the east, and Ashland Place to the west.

Excavation Underway at 570 Fulton Street in Fort Greene, Brooklyn

Excavation is progressing at 570 Fulton Street, the site of a 23-story mixed-use building along the border of Fort Greene and Downtown Brooklyn. Developed by 570 Fulton St LLC, the 128,872-square-foot structure will yield 155 rental units, ground-floor retail space, a cellar level, and an undisclosed collection of amenities. Developing NY State LLC is the general contractor for the property, which is located between Rockwell Place to the east and Flatbush Avenue to the west.

12-Story, 109-Unit Mixed-Use Building Breaks Ground At 15 Lafayette Avenue, Fort Greene

Nearly a year ago, YIMBY reported on applications for a 12-story, 109-unit mixed-use building at 15 Lafayette Avenue, in Fort Greene/Downtown Brooklyn, and now a ground-breaking ceremony has been held to kick off construction at the site. According to Brownstoner, 40% of the apartments will be let at below-market rates, and 21,400 square feet of cultural community space will be located in the base, with The Center for Fiction and Mark Morris Dance Group both taking space.

Slate, Meadow Partners Acquire Development Site at 570 Fulton Street, Fort Greene

Over a year ago, the three-story office building at 570 Fulton Street, in Fort Greene, hit the market as a development site, and now Slate Property Group, Meadow Partners and a third unknown developer have acquired the property for $23 million. The site has 72,000 square feet of development rights, or 86,000 square feet with the inclusionary housing bonus, and condominiums are likely planned. The developers are also working on a 16-story, 126-unit mixed-use building at 1 Flatbush Avenue, located adjacent to 570 Fulton.

52-Story, 586-Unit Mixed-Use Tower Tops Out At 250 Ashland Place, Fort Greene

In the beginning of August, YIMBY posted a construction update on the 52-story, 586-unit mixed-use building at 250 Ashland Place, in Fort Greene/DoBro, and now the building appears to have topped-out, per the Brooklyn Daily Eagle. Cladding installation is moving quickly, and windows are also now up to the 20th floor. The ground floor will contain 10,800 square feet of retail, as well as 8,000 square feet of office space. Gotham Organization is developing while FXFOWLE Architects is designing, and completion is expected in 2016.

Three-Story, Two-Unit Townhouse Planned At 147 Saint Felix Street, Fort Greene

Property owner Alireza Esmaeilzadeh has filed applications for a three-story, two-unit townhouse at 147 Saint Felix Street, in southern Fort Greene, located across the street from Atlantic Terminal and 11 different subway lines. The building will measure 3,364 square feet in total, with one unit occupying the first floor and a second taking up the second and third floors. Think Architecture and Design is the architect of record, and the site’s old three story building was demolished in 1999.

15-Story, 228-Unit Mixed-Use Building Tops Out At 180 Myrtle Avenue, Fort Greene

In April of 2014, YIMBY revealed renderings of Red Apple Group’s 15-story mixed-use building at 180 Myrtle Avenue, in Fort Greene, and a year later, the structure was two stories above street level and rising. According to Brooklyn Daily, the structure has topped out and slightly larger than originally planned. The building — dubbed The Margo — will have 228 residential units, 40 of which will be rented at below-market rates. The ground floor will feature 10,600 and 500 square feet of retail and community health space, respectively. Dattner Architects is designing, and completion is expected in the spring of 2016.
