570 Fulton Street Completes Construction in Fort Greene, Brooklyn

Construction is complete on 570 Fulton Street, a 23-story residential building along the border of Fort Greene and Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Goose Property Management, the structure spans 128,872 square feet and yields 163 rental units. The project also includes ground-floor retail space, a cellar level, and an undisclosed collection of amenities. Forty-nine of the apartments are dedicated to affordable housing for residents making 80 to 130 percent of the area median income. The building stands on a 7,200-square-foot interior lot between Rockwell Place to the east and Flatbush Avenue to the west.

Fort Greene Family Center Opens at 108 Saint Edwards Street in Fort Greene, Brooklyn

Work is finished on the Fort Greene Family Center, an 11-story transitional housing facility at 108 Saint Edwards Street in Fort Greene, Brooklyn. Designed by Aufgang Architects and developed by Westhab in partnership with Slate Property Group, the $73 million structure is now open and yields 105 transitional housing units for families with children. The property is located between Park and Myrtle Avenues on the site of the long-abandoned St. Michael-St. Edward Church.

The affordable housing lottery has launched for 19 Rockwell Place, a 27-story residential building in Fort Greene, Brooklyn. Designed by Daniel Goldner Architects and developed by Chesky Rosen under the 19 Rockwell Place LLC, the structure yields 172 residences. Available on NYC Housing Connect are 53 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $75,669 to $227,500. As a special incentive, tenants receive two months of free rent on all studios, and one- and two-bedroom units.

The completion of Two Trees’ tower at 300 Ashland Place has opened several opportunities for new retail in the neighborhood, and within the new storefronts, New York City’s first Whole Foods Market 365 is expected to open on Wednesday, January 31^st. The grocery store is an offshoot of its parent company, and will feature cheaper prices with competitive selections marketed towards budget-conscious families, students, and commuters. The location is officially Fort Greene, Brooklyn, but it sits very close to Downtown Brooklyn.

One of the most recognizable structures in Brooklyn is on its way to a new era. On Tuesday, the Landmarks Preservation Commission approved alterations to the former Williamsburgh Savings Bank tower at 1 Hanson Place, in Fort Greene.

Nine-Story, Six-Unit Mixed-Use Building Filed at 37 Lafayette Avenue, Fort Greene

Michael Gerling, doing business as an anonymous Brooklyn-based LLC, has filed applications for a nine-story, six-unit mixed-use building at 37 Lafayette Avenue, located at the corner of St. Felix Street in Fort Greene. It will encompass 17,502 square feet and will feature retail space on the ground floor and a mezzanine level, followed by medical offices on the second and third floors. The retail and office space will add up to 6,683 square feet. Six residential units, all duplex apartments, will spread across the fifth through ninth floors. Since the apartments will average 1,775 square feet apiece, YIMBY predicts they will be condominiums. Amenities include a private residential storage space and a rooftop terrace. Midtown East-based DHD Architecture Design is the architect of record. The 43-foot-wide assemblage consists of a vacant lot and and a four-story mixed-use building (at 35 Lafayette Avenue). Demolition permits haven’t been filed.
