Designed by Kao Hwa Lee Architects and developed by Mendel Berkowitz, the structure yields 101 residences. Permits Filed for 87 Carlton Avenue in Fort Greene, Brooklyn

Permits have been filed for a four-story residential building at 87 Carlton Avenue in Fort Greene, Brooklyn. Located between Park Avenue and Myrtle Avenue, the lot is closest to the Fulton Street subway station, served by the G train and the Lafayette Avenue station, served by C train. Aviv Ben Avi of AB+R Construction Corporation is listed as the owner behind the applications.

New Developer to Build 12-Story, 363-Unit Mixed-Use Building at 810 Fulton Street, Fort Greene

RXR Realty has acquired, for $28.7 million, the leasehold of the development site at 810 Fulton Street, in southern Fort Greene, from GFI Development, Crain’s reported. The previous developer’s plans for a 12-story, 363-unit mixed-use building, filed back in 2014, are what the new developer intends to construct. The city has approved an air rights transfer that will allow the project to grow from seven stories (as-of-right) to 12. The Buildings Department is still in the process of giving those plans the green light, according to the latest filings. The most recent permits indicate the structure will measure 328,047 square feet. Of that, 32,358 square feet will be ground-floor retail, followed by rental apartments on the floors above. The units should average 815 square feet apiece and 20 percent (73 units) will rent at below-market rates. GFI technically worked on the a part of the project’s foundation before the 421-a expired, which means RXR can still benefit from the tax break. Aufgang Architects is behind the design. Construction will resume in the fall, with completion expected by 2019.

Landmarks Gives Go-Ahead for New Two-Unit House at 39 South Elliott Place, Fort Greene

A new two-unit house is on its way to a vacant Brooklyn lot. On Tuesday, the Landmarks Preservation Commission approved the proposal to build such a structure at 39 South Elliott Place. That’s in the Fort Greene Historic District.

Construction is wrapping up on the exterior of the 51-story, 585-unit mixed-use project under development at 250 Ashland Place, in Fort Greene, Brooklyn. Reveal For Two-Building, 16-Unit Residential Project at 164 South Oxford Street & 171 South Portland Avenue, Fort Greene

Back in March of 2015, YIMBY reported on new applications filed for a two-building residential project on the block-thru lot at 164 South Oxford Street and 171 South Portland Avenue, in Fort Greene, located within four blocks of the B, C, D, G, N, Q, R, 2, 3, 4, and 5 trains and Atlantic Terminal. Now, the developer, East River Partners, is moving forward with slightly more contextual plans than their initial proposal in 2014 and has revealed renderings of it to Curbed NY. The latest building permits describe the South Oxford Street component as a four-story, 11,070-square-foot structure with seven units. Its units should average 1,212 square feet apiece. The South Portland Avenue side will be a five-story, 19,732-square-foot building with nine units averaging 1,566 square feet apiece. The apartments, which will be condominiums, will come in two-, three-, and four-bedroom configurations. Work is currently underway and completion is expected in early 2017. Flatiron District-based Barry Rice Architects is the architect of record.

A proposal to construct a new two-unit residential building on a vacant Brooklyn lot hit a brick wall at the Landmarks Preservation Commission. On Tuesday, both the members of the commission and the public rejected the proposal for 39 South Elliott Place, located between DeKalb and Lafayette avenues in the Fort Greene Historic District.
