Permits have been filed for a seven-story mixed-use building at 132 West 134th Street in Harlem, Manhattan. Located between Malcolm X Boulevard and Adam Clayton Powell Jr. Boulevard, the lot is near the 135th Street subway station, serviced by the 2 and 3 trains. Wen Zhu is listed as the owner behind the applications.
A 21-story residential tower and cultural center has topped out at 2301 Fifth Avenue in East Harlem. The base of the building will house the National Black Theatre, retail space, a multipurpose “communal living room” open to the public. The upper levels of the building will house Ray Harlem, a 222-unit rental component.
Construction has topped out at 40 West 137th Street, site of the new NYC Public Health Laboratory building in Harlem. The facility broke ground in 2022 and will create new facilities for specialized medical training, a 200-seat community auditorium, and the walk-in Harlem Express STI screening facility.
Designed by Skidmore, Owings & Merrill, the ten-story building comprises roughly 240,000 square feet and is expected to achieve LEED Silver certification. Renderings of the property illustrate a stepped glass volume that slowly cantilevers out above a masonry-clad podium. A void between the two will include an outdoor podium with seating and planters.
Construction is nearing completion on the Urban League Empowerment Center, a 17-story mixed-use building at 121 West 125th Street in Harlem, Manhattan. Designed by Beyer Blinder Belle and developed by The Prusik Group, BRP Companies, L+M Development Partners, and Taconic Partners, the 414-000-square-foot structure will yield 170 affordable housing units, 70,000 square feet of Class A office space, and 110,000 square feet of retail area including a Target and a 28,000-square-foot Trader Joe’s on the ground floor. The development will serve as the home for the National Urban League and the Urban Civil Rights Experience Museum. Congress Builders is the general contractor for the property, which is located between West 126th Street to the north, 125th Street to the south, Malcolm X Boulevard to the east, and Adam Clayton Powell Jr. Boulevard to the west.
The affordable housing lottery has launched for 168 West 136th Street, an eight-story residential building in Manhattan’s Central Harlem. Designed by architect Nicholas Kazalas and developed by Haussmann Development and Coltown Properties, the structure yields 27 rental units. Available on NYC Housing Connect are nine units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $107,658 to $198,250.
