This week Malt Drive Park opened to the public, extending East River waterfront access in Long Island City, Queens. Developed by TF Cornerstone and designed by SCAPE Landscape Architecture, the park along Newtown Creek is named for the former beer distribution center that once occupied the site.
A new lease was recently signed with Somedays Bakery at the ground floor of 4630 Center Boulevard, a residential building in Long Island City, Queens. The bakery will occupy an 800-square-foot ground-floor space for a 15-year term in the property. This will be Somedays Bakery’s second location in Long Island City, and is set to open its doors in April.
The affordable housing lottery has launched for Amara, a six-story mixed-use building at 31-90 29th Street in Long Island City, Queens. Designed by Fogarty Finger Architects and developed by George Tsilogiannis of BQ 29, LLC, the structure yields 92 residences. Available on NYC Housing Connect are 28 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $78,000 to $218,010.
Construction is complete on Lucent33, a seven-story mixed-use building at 37-34 33rd Street in Long Island City, Queens. Designed by Andres Escobar and developed by George Xu under the 33rd Street Ventures LLC, the 75-foot-tall structure spans 64,984 square feet and yields 64 rental units in studio- to two-bedroom layouts with an average scope of 744 square feet, as well as 10,601 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and 32 enclosed parking spaces. The property is located between 37th and 38th Avenues.
Construction is is complete on 8 Court Square, a 20-story residential building in Long Island City, Queens. Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties under the 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. Cauldwell Wingate served as the general contractor for the property, which is alternately addressed as 27-10 44th Drive and is bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south.
