Construction Loan Issued For 41-08 Crescent Street In Long Island City, Queens

A $70 million construction loan was issued for 41-08 Crescent Street, a 26-story residential building under construction in Long Island City, Queens. Designed by Dan Ionescu Architects and developed by Watermark Capital Group, the 192,000-square-foot structure will yield 184 units in studio to three-bedroom layouts, with 70 percent of the inventory designated for affordable housing under the Affordable NY 421a program, as well as 9,000 square feet of ground-floor retail space and a 41-vehicle parking lot. Slate Property Group and White Oak Real Estate Capital provided the loan for the final stages of construction and lease-up of the project, which is bound by Crescent Street, 41st Avenue, and 24th Street.

Housing Lottery Launches for AURA at 23-10 42nd Road in Long Island City, Queens

The affordable housing lottery has launched for AURA, a 37-story mixed-use building at 23-02 42nd Road in Long Island City, Queens. Designed by Fogarty Finger and developed by Werwaiss Properties, the structure yields 240 residences. Available on NYC Housing Connect are 72 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $117,360 to $218,010.

Permits Filed for 38-80 11th Street in Long Island City, Queens

Permits have been filed for a six-story homeless shelter at 38-80 11th Street in Long Island City, Queens. Located between 38th Avenues and 40th Avenue, the lot is near the 21 Street-Queensbridge subway station, served by the F train. Matthew Gross of non-profit UBC is listed as the owner behind the applications.

24-11 Jackson Avenue Remains On Hold in Long Island City, Queens

Wrapping up our Turkey Week rundown of prominent stalled and on-hold projects is 24-11 Jackson Avenue, a planned 55-story residential skyscraper in the Court Square section of Long Island City, Queens. Designed by FXCollaborative and developed by Tavros Capital and Charney Companies in partnership with Incoco Capital, the 676-foot-tall structure is slated to yield 600 apartments and 10,000 square feet of retail space. The property is bound by 45th Avenue to the north, Jackson Avenue to the southeast, and 23rd Street to the west.

30-25 Queens Boulevard Remains Stalled in Long Island City, Queens

Continuing our annual Turkey Week coverage of stalled projects in New York is 30-25 Queens Boulevard, a 46-story residential skyscraper in Long Island City, Queens. Designed by CetraRuddy Architecture and developed by LargaVista Companies under the 30-25 Queens Boulevard Tenant LLC, the 517-foot-tall structure is planned to span 1,293,315 square feet and yield 561 condominium units with an average scope of 1,464 square feet, as well as 471,673 square feet of commercial space. The property is located at the corner of Queens Boulevard East and Queens Boulevard, directly west of the Sunnyside Yards rail tracks.

45-30 Pearson Street’s Façade Continues to Take Shape in Long Island City, Queens

Façade installation is shaping up on 45-30 Pearson Street, a 21-story residential building in Long Island City, Queens. Designed by Marvel Architects and developed by ZD Jasper Realty and Ascent Development, the 229-foot-tall structure will yield 62,000 square feet with 82 residential units averaging 750 square feet, as well as ground-floor retail space and 34 parking spaces. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications, Modern Spaces is marketing the homes, and King Contracting Group is in charge of brickwork and the roofing for the property, which is located off Jackson Avenue between Pearson Street and Davis Street.

Caliendo Architects, the structure yields 49 residences. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $167,570.

New Rendering Spotted For 27-49 Jackson Avenue in Long Island City, Queens

A new rendering has emerged for 27-49 Jackson Avenue revealing a dramatic change in design for the stalled project in Long Island City, Queens. Originally designed by Raymond Chan Architect and developed by ARCFE, work began in 2018 on what was to be a 14-story, 146-foot-tall residential building with 37 units. The site has sat idle for the past couple of years, with only a partial section of the reinforced concrete superstructure formed. While the dimensions and scope of the new iteration remain unclear, the rendering shows that the building’s footprint will be extended further to the east to the corner of Jackson Avenue and 42nd Road. 27-51 Jackson Avenue is the current owner of the property and DHC Contracting Inc. is now the general contractor.

Durst Organization Reveals Plans for Sven Park in Long Island City, Queens

The Durst Organization has released the first renderings of a new public outdoor space at the base of Sven, the developer’s latest residential skyscraper at 29-37 41st Avenue in Long Island City. The half-acre space will debut as Sven Park and offers a new playground, dog runs, workout and parkour facilities, ping-pong tables, swinging benches, and stationary seating.

45-18 Court Square Completes Construction in Long Island City, Queens

Work is finishing up on the Innolabs life science facility at 45-18 Court Square in Long Island City, Queens. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the project involved the restoration of a central building and construction of a six-story addition in multiple wings. The low-rise property is located just south of Jackson Avenue between Court Square West and Pearson Street, a short walk from the 7, E, and G trains at the Court Square subway station.
