The Orchard’s Curtain Wall Continues Installation at 42-22 Orchard Street in Long Island City, Queens

Exterior work is continuing on The Orchard, an 823-foot-tall residential skyscraper at 42-22 Orchard Street in Long Island City, Queens. Designed by Perkins Eastman and developed by BLDG Management Co. under the Building Orchard LLC, the 70-story structure stands as the tallest structure in the borough, taking the title from the Skyline Tower at 23-15 44th Drive. The 635,000-square-foot tower will yield 824 rental units in studio- to three-bedroom layouts, with 248 designated as affordable housing, as well as 13,000 square feet of retail space along Jackson Avenue, 100,000 square feet of indoor and outdoor amenities, and a two-story parking garage with 207 enclosed spaces accessible from a porte-cochere along Orchard Street. The property is alternately addressed as 43-01 Queens Street and 27-48 Jackson Avenue and occupies a full city block along Jackson Avenue between Queens and Orchard Streets.

The Northern Completes Construction at 38-27 and 38-38 32nd Street in Long Island City, Queens

Construction is complete on The Northern, a two-building development at 38-27 32nd Street and 38-38 32nd Street in Long Island City, Queens. Designed by NY Building Associates and developed by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the structures yield a combined 116 rental units and were built in tandem on two parcels at the intersection of 39th Avenue and 32nd Street.

Housing Lottery Launches for Lumen LIC at 23-15 44th Road in Long Island City, Queens

The affordable housing lottery has launched for Lumen LIC, a 67-story residential skyscraper at 23-15 44th Road in Long Island City, Queens. LUMEN LIC is designed by Hill West Architects and developed by FSA Capital. Available on NYC Housing Connect are 282 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $102,515 to $250,380.

Demolition Underway for 23-Story Tower At 45-40 Vernon Boulevard in Long Island City, Queens

Demolition is progressing at 45-40 Vernon Boulevard, the site of a forthcoming 23-story mixed-use building in Long Island City, Queens. Designed by Archimaera and developed and built by ZD Jasper, the 262-foot-tall structure will span 192,500 square feet and yield 226 units along with lower-level commercial space. The property is located near the intersection of Vernon Boulevard and 46th Avenue.

Permits have been filed for the full demolition of three two-story commercial buildings at 10-03 40th Avenue, 10-05 40th Avenue, and 10-07 40th Avenue in Long Island City, Queens. Lettire Construction, based at 36-52 37th Street in Long Island City, is listed as the owner behind the applications. Santiago Helman, PE is listed as the applicant on the permits.

45-30 Pearson Street’s Façade Continues to Take Shape in Long Island City, Queens

Façade installation is shaping up on 45-30 Pearson Street, a 21-story residential building in Long Island City, Queens. Designed by Marvel Architects and developed by ZD Jasper Realty and Ascent Development, the 229-foot-tall structure will yield 62,000 square feet with 82 residential units averaging 750 square feet, as well as ground-floor retail space and 34 parking spaces. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications, Modern Spaces is marketing the homes, and King Contracting Group is in charge of brickwork and the roofing for the property, which is located off Jackson Avenue between Pearson Street and Davis Street.

Caliendo Architects, the structure yields 49 residences. New Rendering Spotted For 27-49 Jackson Avenue in Long Island City, Queens

A new rendering has emerged for 27-49 Jackson Avenue revealing a dramatic change in design for the stalled project in Long Island City, Queens. Originally designed by Raymond Chan Architect and developed by ARCFE, work began in 2018 on what was to be a 14-story, 146-foot-tall residential building with 37 units. The site has sat idle for the past couple of years, with only a partial section of the reinforced concrete superstructure formed. While the dimensions and scope of the new iteration remain unclear, the rendering shows that the building’s footprint will be extended further to the east to the corner of Jackson Avenue and 42nd Road. 27-51 Jackson Avenue is the current owner of the property and DHC Contracting Inc. is now the general contractor.

Durst Organization Reveals Plans for Sven Park in Long Island City, Queens

The Durst Organization has released the first renderings of a new public outdoor space at the base of Sven, the developer’s latest residential skyscraper at 29-37 41st Avenue in Long Island City. The half-acre space will debut as Sven Park and offers a new playground, dog runs, workout and parkour facilities, ping-pong tables, swinging benches, and stationary seating.

45-18 Court Square Completes Construction in Long Island City, Queens

Work is finishing up on the Innolabs life science facility at 45-18 Court Square in Long Island City, Queens. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the project involved the restoration of a central building and construction of a six-story addition in multiple wings. The low-rise property is located just south of Jackson Avenue between Court Square West and Pearson Street, a short walk from the 7, E, and G trains at the Court Square subway station.
