Foundations Progressing for 55-Story Skyscraper at 24–19 Jackson Avenue in Long Island City, Queens

The 18th-tallest building on our year-end construction countdown is 24–19 Jackson Avenue, a 676-foot-tall residential skyscraper in the Court Square section of Long Island City, Queens. Designed by FXCollaborative and developed by Tavros Capital and Charney Companies in partnership with Incoco Capital, the 55-story structure will yield 600 apartments and 10,000 square feet of retail space. The 18,000-square-foot property is bounded by 45th Avenue to the north, Jackson Avenue to the southeast, and 23rd Street to the west.

Excavation Resumes for 525-Foot Skyscraper at 30–25 Queens Boulevard in Long Island City, Queens

At number 27 on our annual countdown of the tallest buildings under construction in New York is 30–25 Queens Boulevard, a 525-foot-tall residential skyscraper in Long Island City, Queens. Designed by CetraRuddy Architecture and developed by Baron Property Group and Largevista, the 46-story structure will span around 511,000 square feet and yield 561 units, including 169 designated for affordable housing. The project will also include 21,000 square feet of ground-floor retail space. The property is alternately addressed as both 29-00 Northern Boulevard and 29-10 Queens Boulevard, and is located at the corner of Queens Plaza East and Queens Boulevard, directly west of the Sunnyside Yards rail tracks,

45–40 Vernon Boulevard Tops Out in Long Island City, Queens

Construction has topped out on 45–40 Vernon Boulevard, a 23-story residential building in Long Island City, Queens. Designed by Archimaera and developed and built by ZD Jasper, the 262-foot-tall structure will span 192,500 square feet and yield 226 units along with lower-level commercial space. The property is located near the intersection of Vernon Boulevard and 46th Avenue.

Jasper Secures $290M Refinancing Package At 2-33 50th Avenue In Long Island City, Queens

The Domain Companies, LMXD, and Bridge Investment Group Holdings LLC have closed on a $290 million refinancing deal for Jasper, a newly completed mixed-use development at 2-33 50th Avenue on the Hunter’s Point waterfront in Long Island City, Queens. The financing, provided by Wells Fargo, marks an upsizing from the bank’s prior $220 million construction loan. Designed by S9 Architecture, Jasper contains 499 residential units and 33,000 square feet of retail space.

The Northern Completes Construction at 38-27 and 38-38 32nd Street in Long Island City, Queens

Construction is complete on The Northern, a two-building development at 38-27 32nd Street and 38-38 32nd Street in Long Island City, Queens. Designed by NY Building Associates and developed by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the structures yield a combined 116 rental units and were built in tandem on two parcels at the intersection of 39th Avenue and 32nd Street.

Lucent33 Finishes Construction at 37-34 33rd Street in Astoria, Queens

Construction is complete on Lucent33, a seven-story mixed-use building at 37-34 33rd Street in Long Island City, Queens. Designed by Andres Escobar and developed by George Xu under the 33rd Street Ventures LLC, the 75-foot-tall structure spans 64,984 square feet and yields 64 rental units in studio- to two-bedroom layouts with an average scope of 744 square feet, as well as 10,601 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and 32 enclosed parking spaces. The property is located between 37th and 38th Avenues.

$18 Million Mezzanine Loan Provided For 24-01 Queens Plaza North In Long Island City, Queens

Naftali Credit Partners, a subsidiary of Naftali Group, has closed on an $18 million mezzanine loan for 24-01 Queens Plaza North, a new residential project in Long Island City, Queens. The loan is one of two recent mezzanine loans issued by Naftali Credit Partners, totaling $31.4 million combined, and was issued to the project’s developer, New Empire.

The Durst Organization recently announced that Pueblo Querido Coffee Roasters, a Colombian coffee proprietor and restaurant, has opened its first Queens location on the ground floor of Sven, a residential tower at 29-37 41st Avenue in Long Island City, Queens. Pueblo Querido is joining Finback Brewery and ACA Acupuncture and Wellness, the other ground-floor tenants of the 71-story property.

The Borden Complex Nears Completion at 23-30 Borden Avenue in Long Island City, Queens

Construction is nearing completion on The Borden Complex, a five-story industrial building at 23-30 Borden Avenue in Long Island City, Queens. Designed by KSS Architects for Innovo Property Group, which acquired the property for $75 million with Atalaya Capital Management and Nan Fung Group, the 166-foot-tall structure will span 840,000 square feet and house logistics and warehouse space featuring truck courts, a distribution center, two stories of film and television studios, office space, and on-site vertical parking. Earlier this summer, IPG closed on a $435 million loan from Starwood Property Trust and JPMorgan to refinance the development. The development is located on a large parcel between Borden Avenue and Newton Creek.
