The affordable housing lottery has launched for The Pecora, a 26-story residential building at 41-08 Crescent Street in Long Island City, Queens. Designed by Dan Ionescu Architects and developed by Watermark Capital Group, the structure yields 184 residences. Available on NYC Housing Connect are 56 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $117,703 to $227,500.

Construction is about to go vertical at 24-19 Jackson Avenue, a 55-story residential skyscraper in the Court Square section of Long Island City, Queens. Designed by FXCollaborative and developed by Charney Companies and Tavros Capital in partnership with Incoco Capital, the 676-foot-tall structure will yield 600 apartments and 10,000 square feet of retail space. The 18,000-square-foot property is bounded by 45th Avenue to the north, Jackson Avenue to the southeast, and 23rd Street to the west.

Financing Secured For 11-33 44th Drive in Long Island City, Queens

Terra Developers has secured $70 million in construction financing for 11-33 44th Drive, a forthcoming eight-story residential building in Long Island City, Queens. The 74,728-square-foot structure will yield 113 condominium units, ground-floor retail space, and 23 parking spots. The 180,000-square-foot property is located between 11th and 21st Streets.

41-42 24th Street Receives Refinancing Deal In Long Island City, Queens

JLL Capital Markets has announced the refinancing of QLIC, a residential tower at 41-42 24th Street in Long Island City, Queens. Developed by World Wide Group and Rabina, the 21-story structure yields 421 units. The refinancing package totaled $160.25 million and came from global investment firm KKR. The property is located between 41st Avenue and Queens Plaza North.

The Italic Completes Construction At 26-32 Jackson Avenue In Long Island City, Queens

Construction is complete on The Italic, a 50-story residential skyscraper at 26-32 Jackson Avenue in Long Island City, Queens. Designed by SLCE Architects and developed by American Lions, a joint venture between Fetner Properties and Lions Group, the 526-foot-tall structure yields 363 rental apartments, with 109 units designated for affordable housing. The building also contains 20,000 square feet of commercial space.

RFEI to Be Issued For 44-36 Vernon Boulevard’s Redevelopment in Long Island City, Queens

The New York City Economic Development Corporation (NYCEDC) is planning to issue a Request For Expressions of Interests (RFEI) on behalf of the city for 44-36 Vernon Boulevard, a six-story commercial building in Long Island City, Queens. The RFEI is an appeal to the public for input on the redevelopment of the 672,000-square-foot structure, which currently serves as the central hub for New York City’s Department of Education. Based on the public feedback, the city will decide whether to embark on a full or partial transformation of the property into revamped commercial, light industrial, or community space. The redevelopment could also include the addition of waterfront access under the OneLIC Long Island City Neighborhood Plan initiative by the Department of City Planning (DCP). The property is located along Anable Basin at the intersection of Vernon Boulevard and 44th Drive.

Designed by NY Building Associates and developed by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the structures yield a combined 116 rental units and were built in tandem on two parcels at the intersection of 39th Avenue and 32nd Street.
