45-30 Pearson Street’s Façade Continues to Take Shape in Long Island City, Queens

Façade installation is shaping up on 45-30 Pearson Street, a 21-story residential building in Long Island City, Queens. Designed by Marvel Architects and developed by ZD Jasper Realty and Ascent Development, the 229-foot-tall structure will yield 62,000 square feet with 82 residential units averaging 750 square feet, as well as ground-floor retail space and 34 parking spaces. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications, Modern Spaces is marketing the homes, and King Contracting Group is in charge of brickwork and the roofing for the property, which is located off Jackson Avenue between Pearson Street and Davis Street.

Housing Lottery Launches for The Ariel in Long Island City, Queens

The affordable housing lottery has launched for The Ariel, an 11-story residential building at 44-46 Purves Street in Long Island City, Queens. Designed by Gerald J. Caliendo Architects, the structure yields 49 residences. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $167,570.

New Rendering Spotted For 27-49 Jackson Avenue in Long Island City, Queens

A new rendering has emerged for 27-49 Jackson Avenue revealing a dramatic change in design for the stalled project in Long Island City, Queens. Originally designed by Raymond Chan Architect and developed by ARCFE, work began in 2018 on what was to be a 14-story, 146-foot-tall residential building with 37 units. The site has sat idle for the past couple of years, with only a partial section of the reinforced concrete superstructure formed. While the dimensions and scope of the new iteration remain unclear, the rendering shows that the building’s footprint will be extended further to the east to the corner of Jackson Avenue and 42nd Road. 27-51 Jackson Avenue is the current owner of the property and DHC Contracting Inc. is now the general contractor.

Durst Organization Reveals Plans for Sven Park in Long Island City, Queens

The Durst Organization has released the first renderings of a new public outdoor space at the base of Sven, the developer’s latest residential skyscraper at 29-37 41st Avenue in Long Island City. The half-acre space will debut as Sven Park and offers a new playground, dog runs, workout and parkour facilities, ping-pong tables, swinging benches, and stationary seating.

45-18 Court Square Completes Construction in Long Island City, Queens

Work is finishing up on the Innolabs life science facility at 45-18 Court Square in Long Island City, Queens. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the project involved the restoration of a central building and construction of a six-story addition in multiple wings. The low-rise property is located just south of Jackson Avenue between Court Square West and Pearson Street, a short walk from the 7, E, and G trains at the Court Square subway station.

Topped-Out 27-19 Thomson Avenue Progresses With Exterior in Long Island City, Queens

Construction has topped out on 27-19 Thomson Avenue, a ten-story residential building in Long Island City, Queens. Designed by MY Architect PC and developed by Thomson Development LLC, the 28,051-square-foot structure will yield 23,012 square feet of residential space spread across 30 units and 5,039 square feet of lower-level retail. Warner Construction Services Inc. handling construction of the 116-foot-tall building, which stands on a trapezoidal plot at the intersection of Thomson Avenue and 44th Drive.

8 Court Square Rises Above Street Level at 27-10 44th Drive in Long Island City, Queens

Construction is rising at 8 Court Square, a 20-story residential tower at 27-10 44th Drive in Long Island City, Queens. Designed by Hill West Architects and developed by 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure will yield 107,377 square feet of residential space spread across 157 units, as well as 10,170 square feet for commercial space. Cauldwell Wingate Company is the general contractor for the property, which is bound by Jackson Avenue to the northwest, 44th Drive to the northeast, and Thomson Avenue to the west and south. Werwaiss & Co filed permits for the project in early March 2020.

Excavation Set to Begin for Queens’ Tallest Building at 27-48 Jackson Avenue in Long Island City

Excavation is set to begin at 27-48 Jackson Avenue, the site of a potential 811-foot-tall skyscraper in the Court Square district of Long Island City, Queens. No architect, developer, or building function has been revealed yet for the project, which YIMBY first covered last March after Federal Aviation Administration obstruction evaluation permits were filed due to its proximity to LaGuardia Airport. Alternatively addressed as 43-01 Queens Street, the rectangular plot is located between Orchard and Queens Streets and formerly served as a 25,000-square-foot open-air parking lot owned by Building Orchard LLC.

Excavation Progresses at 27-01 Jackson Avenue in Long Island City, Queens

Excavation work is moving along at 27-01 Jackson Avenue, the site of a 27-story residential skyscraper in the Court Square district of Long Island City, Queens. The 151,000-square-foot tower is being designed by SLCE Architects for Fetner Properties and Lions Group, which secured a $95 million construction loan for the development. The financial package was done under a joint venture, American Lions, LLC, with the funds provided by Bank Leumi USA, Leumi Partners, and Israel Discount Bank. Lions Group II, LLC is the general contractor for the property, which is located at the corner of Jackson and 43rd Avenues.

23-20 Jackson Avenue Completes Construction in Long Island City, Queens

Construction is complete on 23-20 Jackson Avenue, a nine-story mixed-use building in Long Island City, Queens. Designed by KSQ Architects and developed by The Vorea Group, the 85,851-square-foot structure yields retail space, offices, and a 72-room hotel operated by San Francisco-based hotelier Sonder Corp. King Contracting Group was in charge of assembling the red brick façade for the property, which is located at the intersection of Jackson Avenue and Pearson Street.
