LPC Approves Alteration Project for the Martinique New York Hotel at 1260 Broadway in Midtown, Manhattan

The Landmarks Preservation Commission (LPC) has approved a major renovation project at the historic Martinique New York Hotel at 1260 Broadway in the Koreatown section of Midtown, Manhattan. Led by Building Studio Architects and Burnett Equities, current owner of the hotel, the scope of work includes the installation of marquee signage, modern light fixtures, restoration of the building’s existing windows to historic conditions, and new entryways for retail tenants.

Mayor Adams Moves Forward with Midtown South Neighborhood Plan to Facilitate Office-to-Residential Conversions in Midtown, Manhattan

L&L Holding Company has unveiled a pair of prominent artworks at Norman Foster‘s 425 Park Avenue office skyscraper in Midtown East. The artworks now occupy the building’s jewel box triple-height lobby and show on a digital display on the three ornamental fins that crown the structure.

Grubb Properties has closed on an $86 million loan to construct a residential skyscraper at 111 Washington Street in Manhattan’s Financial District. The development was originally addressed as 8 Carlisle Street and was expected to top out at 50 stories. Updated plans specify a 64-story tower with more than 326,000 square feet of interior space.

Developers and city officials gathered at 117 West 79th Street to celebrate the opening of Park 79, a new affordable housing project for seniors on Manhattan’s Upper West Side. The building contains 77 apartments, on-site supportive and social services, and a collection of indoor and outdoor amenity spaces.

Alexander Development Group and The Bluestone Organization have just completed one of the world’s largest Passive House multifamily rental properties at 42 West Broad Street in Mount Vernon, New York. Known simply as 42 Broad, the property is designed by Perkins Eastman and comprises 249 market-rate apartments, more than 20,000 square feet of amenities, a parking garage, and high-efficiency mechanicals that significantly limit the structure’s energy use and carbon emissions.

Led by owner-developer Adellco alongside Parisian design studio PINTO, the building features 21 homes and a modest collection of amenity spaces. The property is located at the corner of 92nd Street and Madison Avenue.

Designed by Skidmore, Owings & Merrill, AECOM, and Skanska, the project centered on the station’s cavernous 33rd Street corridor, improving circulation and access for more than 600,000 people who traverse the corridor daily.

The Bromley Companies has unveiled a new artwork by Sam Gilliam in the redesigned lobby of 122 Fifth Avenue in Union Square, Manhattan. The painting, titled “For The ‘Friend’ (2022),” is one of the late Gilliam’s last art pieces he worked on before his passing in 2022.
