One High Line’s Public Plaza Nears Completion in Chelsea, Manhattan

Construction on the new landscaped public plaza and ground-floor retail space is almost finished at One High Line, a two-tower residential development at 500 West 18th Street in Chelsea, Manhattan. Designed by Diller Scofidio + Renfro, and Field Operations in a private-public partnership between the City of New York and Friends of the High Line, the outdoor and commercial space sit to the east of the twisting pair of 36- and 26-story structures that were separately designed by Bjarke Ingels Group for Witkoff Group and Access Industries. The entire complex spans around 900,000 square feet with 236 condominium units in one- to five-bedroom layouts, as well as an upcoming hotel component that will be operated by Faena Hotel. The property is alternately addressed as 76 Eleventh Avenue and stands adjacent to the High Line on a trapezoidal plot bound by West 18th Street to the north, West 17th Street to the south, Tenth Avenue to the east, and West Street to the west.

New Renderings Revealed for SoMA Office-To-Residential Conversion At 25 Water Street in Financial District, Manhattan

New renderings have been revealed for SoMA, the largest office-to-residential conversion in the Unites States at 25 Water Street in Lower Manhattan’s Financial District. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the project involves the replacement of the building’s brick façade with a modern fenestration featuring more expansive windows, a gut renovation of its 1.1 million square feet of interiors, and the construction of ten new stories above its former parapet. The overhaul will yield 1,300 apartments, making it the largest conversion in the country by unit count, surpassing the 566-unit redevelopment of One Wall Street a few streets to the north. The building will also feature approximately 100,000 square feet of amenities. Pavarini McGovern is the general contractor for the property, which is bound by Water Street to the north, 2 New York Plaza to the south, the New York Vietnam Veterans Memorial to the east, and Broad Street to the west. The name SoMA pays homage to the building’s location in South Manhattan, sitting at the southernmost tip of Manhattan at the nexus of Fidi, Battery Park and the Seaport District.

18 West 55th Street’s Façade Continues to Progress in Midtown, Manhattan

PG New York is continuing its façade work on 18 West 55th Street, a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers, which purchased the property for $83 million in 2017 under the 18 West 55th Street LLC, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The property is located on a formerly vacant interior lot between Fifth and Sixth Avenues.

Two-Skyscraper Proposal Revealed For 629 West 54th Street, 801 Eleventh Avenue in Hell’s Kitchen, Manhattan

Proposals have been revealed for a pair of mixed-use skyscrapers at 629 West 54th Street and 801 Eleventh Avenue in Hell’s Kitchen, Manhattan. Designed by Hill West Architects and developed by The Chapman Group and Friedland Properties, the project consists of a 42-story tower standing 565 feet tall at 629 West 54th Street and a 38-story, 525-foot-tall tower at 801 Eleventh Avenue. The former will yield 617 rental units, with 154 reserved for affordable housing, as well as 84,359 square feet of commercial space, while the latter will house 447 rental units, with 119 slated for affordable housing, and 64,392 square feet of commercial space. The skyscrapers will rise from opposite corners of two separate city blocks bound by West 55th Street to the north, West 54th Street to the south, Eleventh Avenue to the east, and Twelfth Avenue to the west.

New Preliminary Renderings Revealed for Manhattan Detention Center at 124-125 White Street in Chinatown, Manhattan

A new video by construction company Tutor Perini offers the first glimpses of the Manhattan Detention Center, a proposed 16-story jail at 124-125 White Street in Chinatown, Manhattan. Led by design-build organization Gramercy Group Inc., the $3.8 billion project will stand 295 feet tall on the site of the now-demolished Manhattan Detention Complex (MDC) infamously known as “The Tombs,” and will span 1.25 million square feet. The property is bound by Walker Street to the north, the Manhattan Criminal Court Building to the south, Baxter Street to the east, and Centre Street to the west.

Tryon North Completes Construction At 4778 Broadway in Inwood, Manhattan

Construction is complete on Tryon North, a 12-story mixed-use building at 4778 Broadway in Inwood, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, which purchased the property for $12 million in 2018, the 99,000-square-foot structure yields 80 affordable units in studio to two-bedroom layouts, as well as 18,759 square feet of lower-level commercial. The project stands on a 12,000-square-foot interior parcel by the corner of Broadway and Dyckman Street.

2371 Frederick Douglass Boulevard Wraps Up Construction in Harlem, Manhattan

Construction is wrapping up on 2371 Frederick Douglass Boulevard, an 11-story residential building in Harlem, Manhattan. Designed by ARC Architecture and Design Studio and developed by TCX Development, the 8,300-square-foot structure will yield 12 rental units with an average scope of 692 square feet. The property is alternately addressed as 2371 Eighth Avenue and located on a formerly vacant interior lot between West 127th and West 128th Streets.

KPF’s 520 Fifth Avenue Supertall Tops Out Over Midtown, Manhattan

Construction has topped out on 520 Fifth Avenue, an 88-story residential supertall in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, the 1,002-foot-tall structure will span 415,000 square feet and yield 100 condominium units, a residents-only amenity floor on level 88, 25 boutique office floors, a private members-only club called Moss, and four cellar levels. The property is located at the corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

Jacob Day Residence Designated Historical Landmark At 50 West 13th Street In Greenwich Village, Manhattan

The Jacob Day Residence, a three-story row house at 50 West 13th Street in Greenwich Village, Manhattan, has been designated a landmark by the New York City Landmarks Preservation Commission. Designed around 1845 in the Greek Revival style, the structure was owned from 1857 to 1884 by Jacob Day, a prominent Black business owner and abolitionist. The New York City Landmarks Preservation Commission voted unanimously on the designation.

The Eliza Finishes Construction at 4790 Broadway in Inwood, Manhattan

Construction is finished on The Eliza, a 14-story mixed-use building at 4790 Broadway in Inwood, Manhattan. Designed by Fogarty Finger and Andrew Berman Architect and developed by The Children’s Village, CLOTH, Ranger Properties, Housing Workshop, and New York City Department of Housing Preservation and Development, as well as the New York City Housing Development Corporation and the New York Public Library (NYPL), the structure contains 174 affordable rental units in studio- to three-bedroom layouts, as well as a public library on the first two levels, a preschool, and community facilities. The property is named in honor of Eliza Hamilton, the wife of Alexander Hamilton, and is located on an interior lot between Dyckman and Academy Streets.
