Foundation Underway at 611 Eleventh Avenue in Hell’s Kitchen, Manhattan

Foundations are beginning to take shape at 622 Eleventh Avenue, the site of a 14-story residential building in Hell’s Kitchen, Manhattan. Designed by S. Wieder Architect and developed by Cheskel Schwimmer of Chess Builders, the 119-foot-tall structure will span 127,613 square feet and yield 188 rental units with an average scope of 677 square feet, as well as 173 square feet of commercial space. The property is bound by West 46th Street to the north and Eleventh Avenue to the west, with frontage on both streets.

Excavation Begins for 570 Fifth Avenue Skyscraper in Midtown, Manhattan

Excavation is underway at 570 Fifth Avenue, the site of a 29-story office skyscraper on the eastern edge of the Diamond District in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Extell Development, the 567-foot-tall structure will yield 637,312 square feet of Class A office space. The building will also contain retail space on floors one and two, an 80,000-square-foot flagship store for IKEA on the first two cellar levels, and a gym, swimming pool, basketball court, and juice bar on the third and fourth below-grade stories. The property is located between West 46th and 47th Streets.

Excavation is getting started at 250 West 49th Street, the site of a 28-story residential building in Midtown, Manhattan. Designed by S. Weider Architect and developed by Chess Builders, the structure will yield 138 rental units and 2,500 square feet of ground-floor retail space. The property is located near the corner of Eighth Avenue and West 49th Street.

Façade Installation Progresses on 1 Park Row in the Financial District, Manhattan

Façade installation is continuing on 1 Park Row, a 23-story mixed-use building in Lower Manhattan’s Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, the 305-foot-tall structure will span 103,000 square feet and yield 62 condominium units in studio- to three-bedroom layouts. The building will also contain 19,000 square feet of office and retail space on the lower levels. The property is located at the intersection of Park Row and Ann Street, directly across from the southern tip of City Hall Park.

Final Glass Panels Being Installed at 450 Eleventh Avenue in Hudson Yards, Manhattan

Exterior work is getting closer to completion on Hotel Meta, a 51-story hotel skyscraper at 450 Eleventh Avenue in Hudson Yards, Manhattan. Designed by DSM Design Group and developed by Marx Development Group, the 642-foot-tall structure will yield 379 guest rooms and amenities including a business center, a ballroom, banquet and conference spaces, a spa, fitness center, and a multi-level restaurant with a bar and outdoor terrace. The property will be operated by Marriott Hotels and is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center.

Vita’s Façade Takes Shape at 501 Ninth Avenue in Midtown, Manhattan

Exterior work is progressing on Vita, a pair of 12-story residential buildings at 499 and 501 Ninth Avenue in Midtown, Manhattan. Designed by Archimaera Architecture and developed by ZD Jasper Realty, the 120-foot-tall structures will collectively span 220,000 square feet and yield 174 condominium units with an average scope of 970 square feet. The $200 million development will also include ground-floor commercial space, a cellar level, and a 30-foot-long rear yard. The property is located between West 37th and 38th Streets on the border of Hudson Yards and the Garment District.

One High Line’s Public Plaza Nears Completion in Chelsea, Manhattan

Construction on the new landscaped public plaza and ground-floor retail space is almost finished at One High Line, a two-tower residential development at 500 West 18th Street in Chelsea, Manhattan. Designed by Diller Scofidio + Renfro, and Field Operations in a private-public partnership between the City of New York and Friends of the High Line, the outdoor and commercial space sit to the east of the twisting pair of 36- and 26-story structures that were separately designed by Bjarke Ingels Group for Witkoff Group and Access Industries. The entire complex spans around 900,000 square feet with 236 condominium units in one- to five-bedroom layouts, as well as an upcoming hotel component that will be operated by Faena Hotel. The property is alternately addressed as 76 Eleventh Avenue and stands adjacent to the High Line on a trapezoidal plot bound by West 18th Street to the north, West 17th Street to the south, Tenth Avenue to the east, and West Street to the west.

New Renderings Revealed for SoMA Office-To-Residential Conversion At 25 Water Street in Financial District, Manhattan

New renderings have been revealed for SoMA, the largest office-to-residential conversion in the Unites States at 25 Water Street in Lower Manhattan’s Financial District. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the project involves the replacement of the building’s brick façade with a modern fenestration featuring more expansive windows, a gut renovation of its 1.1 million square feet of interiors, and the construction of ten new stories above its former parapet. The overhaul will yield 1,300 apartments, making it the largest conversion in the country by unit count, surpassing the 566-unit redevelopment of One Wall Street a few streets to the north. The building will also feature approximately 100,000 square feet of amenities. Pavarini McGovern is the general contractor for the property, which is bound by Water Street to the north, 2 New York Plaza to the south, the New York Vietnam Veterans Memorial to the east, and Broad Street to the west. The name SoMA pays homage to the building’s location in South Manhattan, sitting at the southernmost tip of Manhattan at the nexus of Fidi, Battery Park and the Seaport District.

18 West 55th Street’s Façade Continues to Progress in Midtown, Manhattan

PG New York is continuing its façade work on 18 West 55th Street, a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers, which purchased the property for $83 million in 2017 under the 18 West 55th Street LLC, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The property is located on a formerly vacant interior lot between Fifth and Sixth Avenues.

Two-Skyscraper Proposal Revealed For 629 West 54th Street, 801 Eleventh Avenue in Hell’s Kitchen, Manhattan

Proposals have been revealed for a pair of mixed-use skyscrapers at 629 West 54th Street and 801 Eleventh Avenue in Hell’s Kitchen, Manhattan. Designed by Hill West Architects and developed by The Chapman Group and Friedland Properties, the project consists of a 42-story tower standing 565 feet tall at 629 West 54th Street and a 38-story, 525-foot-tall tower at 801 Eleventh Avenue. The former will yield 617 rental units, with 154 reserved for affordable housing, as well as 84,359 square feet of commercial space, while the latter will house 447 rental units, with 119 slated for affordable housing, and 64,392 square feet of commercial space. The skyscrapers will rise from opposite corners of two separate city blocks bound by West 55th Street to the north, West 54th Street to the south, Eleventh Avenue to the east, and Twelfth Avenue to the west.
