Excavation Continues for KPF-Designed Skyscraper at 570 Fifth Avenue in Midtown, Manhattan

Excavation is progressing deeper at 570 Fifth Avenue, the site of a 29-story office skyscraper on the eastern edge of the Diamond District in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Extell, the 567-foot-tall structure will yield 637,312 square feet of Class A office space. The building will also contain retail space on floors one and two, an 80,000-square-foot flagship store for IKEA on the first two cellar levels, and a gym, swimming pool, basketball court, and juice bar on the third and fourth below-grade stories. The development is located between West 46th and 47th Streets.

Mayor Adams Unveils Revitalized ‘The Arches’ Plaza, Commits $50M For Further Improvements In Lower Manhattan

New York City has officially reopened a newly revitalized section of “The Arches,” a public plaza located on the Manhattan side of the Brooklyn Bridge, and announced an additional $50 million investment to expand and enhance the space. Located adjacent to City Hall and named for the 53 overhead bridge arches, the area has remained largely inaccessible for the past 15 years due to ongoing restoration work on the Brooklyn Bridge. The investment, part of the city’s FY 2026 Executive Budget and the “We Outside Summer” initiative, will support the addition of public seating, plantings, lighting, and recreational amenities.

North Cove Nears Completion at 3875 Ninth Avenue in Inwood, Manhattan

Construction is nearing completion on North Cove, a 30-story residential building at 3875 Ninth Avenue on the Harlem River waterfront in Inwood, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, the 295-foot-tall structure will span 544,000 square feet and yield 611 affordable rental apartments. The project will also include 60,000 square feet of lower-level retail space, residential amenities, and 120 parking spaces. The property is alternately addressed as 373 and 375 West 207th Streets and is bounded by West 207th Street, Ninth Avenue, and the Harlem River.

Developer Closes on Site of Forthcoming Residential Building at 16-20 Convent Avenue In West Harlem, Manhattan

Haussmann Development has closed on the $7.5 million purchase of a 10,166-square-foot plot for the development of a new residential building at 16-20 Convent Avenue in West Harlem, Manhattan. Designed by architect Nickolas Kazalas, the ten-story structure will yield 75 apartments with 15 reserved for residents earning 60 percent of the area median income (AMI).

The Willow Readies for Façade Installation at 201 East 23rd Street in Gramercy, Manhattan

Construction is progressing on The Willow, a 19-story residential building at 201 East 23rd Street in Gramercy, Manhattan. Designed by COOKFOX Architects and developed by Naftali Group, the 210-foot-tall structure will yield 69 units in one- to three-bedroom layouts. The development will also include a four-bedroom penthouse on the upper levels and ground-floor retail space. The property is located at the corner of East 23rd Street and Third Avenue.

Construction Resumes on 20-Story Condominium Building at 550 West 21st Street in West Chelsea, Manhattan

Work is set to resume at 550 West 21st Street, the site of a 20-story residential building in West Chelsea, Manhattan. Developed by Legion Investment Group, the structure will yield 75 condominium units. According to the Real Deal, the developer acquired the stalled property for $87 million last year and can build a mixed-use project measuring up to 172,000 square feet. The nearly 0.5-acre project site is located at the corner of West 21st Street and the Hudson River Greenway.

NYPD Bomb Squad To Relocate To 241 West 26th Street in Cheslea, Manhattan

The New York Police Department’s bomb squad is set to relocate its operations to 241 West 26th Street, a six-story structure that formerly operated as a parking garage in Chelsea, Manhattan. The project involves renovations to the structure’s 37,725 square feet of interiors and refurbishments and light modifications to its exterior. Tori Operating Corp. is listed as the owner of the site, which is located between Seventh and Eighth Avenues.

Demolition Wraps for Two-Building Development at 250-260 West 23rd Street in Chelsea, Manhattan

Demolition is finishing up at 250-260 West 23rd Street, the site of a pair of seven- and 14-story residential building in Chelsea, Manhattan. Developed by TF Cornerstone, the structures will yield a combined 170 condominium units, with 140 in the larger building. The through-block development will also include ground-floor retail space split into five storefronts with frontage on West 23rd Street, and a residents-only parking garage for 35 vehicles on West 22nd Street.

280 Eighth Avenue’s Façade Takes Shape in Chelsea, Manhattan

Construction is quickly progressing on 280 Eighth Avenue, a 13-story mixed-use residential building in Chelsea, Manhattan. Designed by SLCE Architects and developed by Red Apple Group under the RA 280 Development LLC, the 172-foot-tall structure will span 95,561 square feet and yield 104 rental units with an average scope of 650 square feet, of which 28 as designated as affordable housing, as well as 6,083 square feet of retail space, 511 square feet of community facility space, a cellar level, and a 24-foot-long rear yard. The ground-up property is situated at the corner of Eighth Avenue and West 24th Street and was once the site of a one-story commercial structure for Rite-Aid.

Façade Work Progresses on 350 East 18th Street in Gramercy, Manhattan

Construction is progressing on 350 East 18th Street, a 13-story residential building in Gramercy, Manhattan. Designed by ARC Architecture + Design Studio and developed by Minrav Development, the 124-foot-tall structure will span 63,720 square feet and yield 40 condominium units with an average scope of 1,200 square feet. The building will also contain 6,970 square feet of ground-floor retail space. The property is alternately addressed as 305 First Avenue and located at the corner of East 18th Street and First Avenue, directly across from Stuyvesant Town.
