LPC Approves Alteration Project for the Martinique New York Hotel at 1260 Broadway in Midtown, Manhattan

The Landmarks Preservation Commission (LPC) has approved a major renovation project at the historic Martinique New York Hotel at 1260 Broadway in the Koreatown section of Midtown, Manhattan. Led by Building Studio Architects and Burnett Equities, current owner of the hotel, the scope of work includes the installation of marquee signage, modern light fixtures, restoration of the building’s existing windows to historic conditions, and new entryways for retail tenants.

Site preparations are underway at 711 Seventh Avenue, the site of an upcoming 32-story hotel in Times Square. Designed by Gene Kaufman Architect and developed in a joint venture between Flintlock Construction and Atlas Hospitality, the 343-foot-tall structure will yield 400 rooms under IHG Hotel & Resorts’ voco brand. Capital Industries was the demolition contractor for the three low-rise former occupants of the property, which has been combined into an L-shaped parcel with frontage along Seventh Avenue and West 48th Street.

Construction is nearing completion on the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Paul Taylor with Stonehill Taylor and developed by Firmdale on a land lease from Solil Management, the 135-foot-tall structure will span 44,000 square feet and yield 69 guest rooms operated by Firmdale Hotels, as well as the 150-seat Warren Bar and Restaurant, a drawing room, an orangery, and a private event space. Pavarini McGovern is the general contractor and Kit Kemp is the interior designer for the project, which rises from the site of a former open-air parking lot between Greenwich Street and West Broadway.

Designed by Jeffrey Kamen Architect and developed by a non-profit organization formerly known as the North Brooklyn Boat Club, the ground-up 60-foot-tall, five-story, 18,106-square-foot structure will feature a 9,856-square-foot hotel component with 11 rooms and an 8,250-square-foot community facility. Brooklyn Construction Group is the general contractor for the project, which is located on a narrow strip of land along Ash Street between Newtown Creek and the Pulaski Bridge.
