Back in May of 2014, YIMBY reported on plans for a multi-building residential development on the block bound by West 52nd and 53rd streets and Tenth and Eleventh avenues, in Hell’s Kitchen. At the time, the 12-story, 96-unit affordable residential building at 535 West 52nd Street, dubbed The Park Clinton, was the only one completed. Then in May of 2015, the developers secured $200 million in construction financing for another phase of the project, which consists of a 24-story building at 526 West 53rd Street connected to a 16-story building at 525 West 52nd Street. That block-thru portion will encompass 392 additional residential units and is currently 15- and 14-stories above street level, respectively.
In December, Taconic Investment Partners and Cogswell-Lee Development Group acquired the ground-lease of 410 West 207th Street, in Inwood. According to Commercial Observer, the developers plan to redevelop the property into commercial-retail space. The site is currently occupied by a single-story, 34,000 square-foot vacant supermarket, formerly a Pathmark. The structure will be renovated to accommodate a new 20,000 square-foot supermarket and multiple smaller retailers. In addition, a 14,000 square-foot retail annex will be built on a section of the parking lot. When construction is completed later this year, parking will be reduced from 200 to 120 car spaces. The property can accommodate a 240,000 square-foot residential development with retail space, although plans for such proposal are not finalized. It sits a stone’s throw away from the 207th Street stop on the 1 train.
Now that construction is getting underway on two buildings within the Essex Crossing mega-development on the Lower East Side, Site 6, located at 175 Delancey Street, will probably be the next to get started. Planned is a 14-story, 100-unit mixed-use building that will measure 177,950 square feet. New York University’s Langone Medical Center announced last summer it would be taking space in the new building, and The Lo-Down now reports a 15-year lease deal has been finalized for 55,000 square feet across three floors. The four-story podium will also contain 6,000 square feet of retail space. In addition, a 13,000 square-foot senior center will take up the fourth floor and will include a coffee shop called Think Grand Cafe. There will be 24,000 square feet of space for an education facility, although a tenant has not been selected. The base will be topped by a 4,000 square-foot outdoor garden and a 100-unit apartment tower. The residential units above will be rented exclusively to seniors.
When completed, Essex Crossing will be a big deal for the Lower East Side. The multi-building project is on the former Seward Park Urban Renewal Area, and will have several residential structures, as well as commercial amenities galore – from a new Essex Street Market to a Regal Cinema, a bowling alley to a medical center, gardens both beer and regular, office space, and more. Back in January, YIMBY revealed renderings of Essex Crossing‘s 14-story mixed-use building planned at 175 Delancey Street, on the Lower East Side, where 100 units of senior housing will rise above a four-story podium. Now, NYU’s Lagone Medical Center has disclosed that a 40,000 square-foot medical facility will span three floors in the base, The Lo-Down reports.
