989 Sixth Avenue Skyscraper Reaches Halfway Mark in Midtown, Manhattan

Construction has quickly reached the halfway mark on 989 Sixth Avenue, a 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group, the 785-foot-tall structure will span 384,118 square feet and yield 300 condominium units with an average scope of 991 square feet. The building will also contain 86,817 square feet of commercial space and two cellar levels. The property is alternately addressed as 100 West 37th Street and located at the intersection of Sixth Avenue and West 37th Street.

Remodeling and expansion work is nearing completion on 501 President Street, a four-story residential building in Gowanus, Brooklyn. Designed by Opera Studio Architecture for E. Krutoy, the project involved the vertical expansion of a 125-year-old three-story building that formerly measured 2,400 square feet. The revamped building will yield three rental units. The property is located between 3rd Avenue and Nevins Street.

Designed by SLCE Architects and developed by American Lions, a joint venture between Fetner Properties and Lions Group, the 526-foot-tall structure yields 363 rental apartments, with 109 units designated for affordable housing. The building also contains 20,000 square feet of commercial space.

Developed by The Brodsky Organization in 2002, the structure yields 256 residences. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $85,715 to $218,010.

Construction is wrapping up on Loden, a 17-story two-tower residential complex at 54 Crown Street and 131 Montgomery Street in Crown Heights, Brooklyn. Designed by Hill West Architects and developed by Carmel Partners, the project yields 569 rental units in studio- to two-bedroom layouts with 143 reserved for affordable housing. The property also contains 7,500 square feet of ground-floor retail space, a 1,500-square-foot community facility, and 182 enclosed parking spaces. The development is bound by Crown Street to the north, Montgomery Street to the south, and Franklin Avenue to the east.
