One Vanderbilt has been in the makings for quite some time, and while it took several years and a special pre-Midtown East rezoning approval for work to begin at the site, things are now chugging along with gusto. Steelwork for the soon-to-be 1,401-foot-tall tower breached street level about a month ago, and now, the future supertall’s crane has arrived on-site, heralding imminent verticality.
The Naftali Group has been working on several substantial new developments over the past few years, and two of the more prominent buildings are almost across the street from each other, at 210 West 77th Street, and at 221 West 77th Street, in the heart of the Upper West Side. YIMBY caught up with Miki Naftali at 210 West 77th Street to discuss how the firm’s other projects are coming along, how they managed to acquire two development sites that avoid the red tape that chokes so much of the Upper West Side, and the state of the market in general.
Now that 111 West 57th Street is above the floors complicated by the adjacent Steinway Building, which is being integrated into the base of the supertall, the future 1,428-foot-tall tower is shooting upwards. The latest photos of progress come from Streetscaper and Tectonic, and besides new floors being added on a weekly basis, the exterior of the tower is now receiving its terracotta and bronze facade.
Hudson Yards has been making headlines in recent months thanks to the substantial progress of Related’s development over and surrounding the Eastern Railyards, which is now yielding a forest of skyscrapers. But immediately to the northwest, another tower that’s been in the making for an equally long period of time may have just received a boost to become the tallest of them all. A new rendering of the Moinian Group’s 3 Hudson Boulevard has surfaced, showing both an updated design for the building itself, as well as the addition of a 300-foot spire, that would make the supertall the tallest in the neighborhood.
The Midtown supertall boom may be focused on 57th Street, but a few blocks to the south, the tower that started the frenzy is finally reaching into the skyline. 53 West 53rd Street, formerly known as Torre Verre and rising adjacent to the Museum of Modern Art, is now well over halfway to its eventual 1,050-foot pinnacle.
