Two-Tower Development Taking Shape at 267 Bond and 498 Sackett Streets in Gowanus, Brooklyn

Foundation work is wrapping up on Society Brooklyn and Sackett Place, a pair of 21-story residential buildings at 267 Bond Street and 498 Sackett Street in Gowanus, Brooklyn. Designed by SLCE Architects and developed by Property Markets Group, which acquired both plots for $9 million in 2021, the complex will yield a combined 594,000 square feet with 517 residential units and 52,000 square feet of commercial space. The development is proceeding with $18.5 million in financing from Maxim Capital Group. Urban Atelier Group is the general contractor for the project, which is bound by DeGraw Street to the north, Sackett Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

420 Carroll Street Tops Out in Gowanus, Brooklyn 

Construction has topped out on the tallest building at 420 Carroll Street, a two-tower residential complex in Gowanus, Brooklyn. Designed by FXCollaborative and developed by Domain Companies, the project consists of a 20-story, 224-foot-tall tower and 15-story sibling and will yield 360 units with 25 percent reserved for affordable housing, as well as 27,500 square feet of retail space, 7,700 square feet of “Gowanus Mix” space pursuant to the 82-block rezoning of the district, and a new public promenade along the Gowanus Canal. Studio Mainer is the interior designer, Scape is the landscape architect, and Mega Contracting Group is the general contractor for the development, which is rising from a trapezoidal plot bound by Carroll Street to the north, the Powerhouse Arts building and its parking lot to the south, and the Gowanus Canal to the west.

204 4th Avenue Reaches Street Level in Gowanus, Brooklyn

Construction has reached street level on 204 4th Avenue, a 13-story residential building in Gowanus, Brooklyn. With L+Z Architecture as the executive architect and developed by Avery Hall and Gindi Capital, the 200,000-square foot structure will yield 193 rental units and 14,000 square feet of ground-floor retail space, and is part of a wave of upcoming residential projects that is expected to dramatically transform the neighborhood following the approved Gowanus rezoning. Leeding Builders Group is the general contractor for the half-acre property, which is alternately addressed as 655 Union Street and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.

Gindi Capital, Avery Hall Secure $110M Construction Financing for 204 4th Avenue in Gowanus, Brooklyn

This week Gindi Capital and Avery Hall closed on $110 million in construction financing for the development of a 13-story, 193-unit mixed-use, mixed-income building at 204 4th Avenue in Gowanus, Brooklyn. Located at the intersection of the Gowanus and Park Slope neighborhoods on a full city block between Union and Sackett Street, the ground-up construction will also have an  expansive amenity package including a rooftop lounge and pool. Affinius Capital LLC provided the construction financing for the project with financing arranged by Christopher Peck and Peter Rotchford of JLL.

350-Unit Residential Development Unveiled for at 499 President Street in Gowanus, Brooklyn

This week The Brodsky Organization announced the acquisition of 499 President Street in Gowanus, Brooklyn. The developer will partner with Avery Hall Investments to begin construction on a mixed-use multi-family residential building. When completed, 499 President Street will include 350 market-rate and affordable rental apartments, a range of resident amenities, and 20,000 square feet of ground-floor retail space. SLCE Architects is responsible for the design.
