YIMBY spotted a new batch of renderings and diagrams that depict Skidmore Owings & Merrill‘s upcoming ground-up mixed-use supertall at 175 Park Avenue, aka Project Commodore. The 83-story Midtown East, Manhattan behemoth is slated to rise on the site of the Grand Hyatt between the 108-year old Beaux Arts style Grand Central Terminal and the 91-year-old Art Deco style Chrysler Building at the corner of East 42nd Street and Lexington Avenue. RXR Realty and TF Cornerstone are developing the massive structure, which also appears to have gotten a height reduction to 1,486 feet tall, as opposed to the 1,646-foot tall architectural height previously intended. Inside will be 500 Hyatt hotel rooms on the upper floors spanning 453,000 square feet; 10,000 square feet of retail space on the ground, cellar, and second levels; new elevated, publicly accessible plaza space overlooking the surrounding Midtown neighborhood; and 2.1 million square feet of Class A office space.
Skidmore Owings & Merrill
Plans to construct a pair of high-rise towers at 250 Water Street in the South Street Seaport Historic District have been dramatically scaled down, as revealed in updated proposals from Howard Hughes Corporation and Skidmore, Owings & Merrill. Additional members of the project team include architects JHPA and historic preservation consultants Higgins Quasebarth & Partners.
Construction is continuing to rise on Two Manhattan West, a 935-foot-tall commercial skyscraper in Midtown West. Designed by Skidmore Owings & Merrill and developed by Brookfield, the 58-story office tower stands at the corner of West 31st Street and Ninth Avenue, directly to the south of One Manhattan West, its 996-foot-tall architecturally identical sibling. The building will yield 2 million square feet and is expected to cost $2 billion.
Façade work is shaping up on 1245 Broadway, a 23-story office building in NoMad. Designed by Skidmore Owings and Merrill and developed by GDSNY and Sweden-based Klovern, the 318-foot-tall building will yield 200,000 square feet of commercial space with with leasing managed by CBRE. StructureTech NY and Triton Construction are in charge of constructing the project, which stands at the corner of West 31st Street and Broadway.
Work is fully complete on Snøhetta‘s 18-story, 224-room Graduate Hotel at 22 North Loop Road and the adjacent four-story Verizon Tech Executive Education Center on Roosevelt Island. Stonehill Taylor worked alongside Snøhetta for the Graduate Hotel, serving as the architect of record. The Graduate Hotel and the Verizon Tech Center properties are the final pieces of the Skidmore, Owings & Merrill-designed Cornell Tech master plan, which was developed by Hudson Companies, Related Companies, and Brookfield and rises south of the Queensboro Bridge’s central span. Architectural Precast Innovations (API) was the concrete partner on the two buildings.
