71 Prince Street Nears Topping Out in Downtown Brooklyn

Construction is close to topping out on 71 Prince Street, a 31-story residential building in Downtown Brooklyn. Designed by Aufgang Architects and developed by Maddd Equities, the $132 million project is expected to span 436,600 square feet and yield 465 rental units, 4,000 square feet of retail space, and 40 to 50 enclosed parking spots. Brooklyn Red Sauce LLC is listed as the owner of the property, which is alternately addressed as 202 Tillary Street and located on a 19,500-square-foot L-shaped parcel with frontages on Prince and Tillary Streets.

Housing Lottery Launches for Hanover House in Downtown Brooklyn

The affordable housing lottery has launched for Hanover House, a 34-story residential building at 15 Hanover Place in Downtown Brooklyn. Designed by Fogarty Finger and developed by Lonicera Partners, the structure yields 314 residences. Available on NYC Housing Connect are 95 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $113,726 to $218,010.

The Brook Tops Out At 589 Fulton Street in Downtown Brooklyn

Construction has topped out on The Brook, a 51-story residential skyscraper at 589 Fulton Street in Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management, the 575-foot-tall structure will span 557,973 square feet and yield 591 rental units with an average scope of 827 square feet, with 30 percent of the inventory reserved for affordable housing, as well as 68,693 square feet of retail space, a cellar level, and two floors of recreational and sports amenities. Bonetti Kozerski is the interior designer and Suffolk Construction is the general contractor for the project, which is bound by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue diagonally to the east, and Bond Street to the west.

TF Cornerstone Announces Commercial Lease for 33 Bond Street in Downtown Brooklyn

TF Cornerstone has announced that Naked Perfection Spa has opened its first location on the ground floor of 33 Bond Street, a 25-story residential tower at 300 Livingston Street in Downtown Brooklyn. Designed by Handel Architects, the structure completed construction in 2017 and yields 714 units and 55,000 square feet of retail space, as well as amenities including a roof deck, coworking spaces, and a pet spa. The property is located between Livingston and Schemerhorn Streets.

The Alloy Block Wraps Up Construction At 505 State Street in Downtown, Brooklyn

Work is wrapping up on 505 State Street, a 44-story residential tower in the Alloy Block complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall, fully electric-powered structure will yield 441 rental units, with 45 dedicated to affordable housing developed in conjunction with the Fifth Avenue Committee. The Alloy Block master plan will offer 50,000 square feet of retail space, space for a local cultural institution, 500 bicycle parking spaces, and two schools: the Khalil Gibran International Academy High School (KGIA) at 380 Schermerhorn Street designed by Architecture Research Office, and an elementary school at 489 State Street. Urban Atelier Group is the general contractor for the property, which was formerly addressed as 100 Flatbush Avenue and is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

Foundations Take Shape at 150 Lawrence Street in Downtown Brooklyn

Foundations are progressing at 150 Lawrence Street, the site of a 25-story residential building in Downtown Brooklyn. Designed by JFA Architects and Engineers and developed by Solomon Schwimmer under the Lawrence Heights Holding LLC, which acquired the property for $23 million, the 250-foot-tall structure will span 82,366 square feet and yield 101 units with an average scope of 734 square feet, as well as 8,201 square feet of commercial space, a cellar level, and a 32-foot-long rear yard. Twin Group Associates is listed as the general contractor for the project, which is located between Fulton and Willoughby Streets.

Alloy Development has launched leasing for 395 apartments at 505 State Street, a 44-story all-electric tower in the Alloy Block mixed-use development in Downtown Brooklyn. Located at the intersection of State Street and Flatbush Avenue, the overall development includes residential, office, and retail spaces, as well as New York City’s first two public schools built to Passive House standards.

Demolition Progresses at 362-370 Livingston Street in Downtown Brooklyn

Demolition is underway at 370 Livingston Street, the site of a 22-story residential building in Downtown Brooklyn. Designed by NY Building Associates Inc. and developed by Yitzchok Katz of Developing NY State, the 235-foot-tall structure will span 186,076 square feet and yield 105 condominium units with an average scope of 1,703 square feet, as well as 7,162 square feet of commercial space, a cellar level, a 20-foot-long rear yard, 53 bicycle parking spaces on the third floor, and 57 enclosed parking spaces. The architect and developer are also responsible for the adjacent 362 Livingston Street, a 15-story residential building standing 150 feet tall and yielding 75 rental units with an average scope of 567 square feet, a cellar level, and a 27-foot-long side yard. The two properties sit by the intersection of Livingston Street and Flatbush Avenue.

Brooklyn Tower’s Podium Continues to Wrap Up at 9 DeKalb Avenue in Downtown Brooklyn

Exterior work is continuing on the podium of The Brooklyn Tower, a 93-story residential supertall skyscraper at 9 DeKalb Avenue in Downtown Brooklyn. Designed by SHoP Architects and developed and built by JDS Development, 1,066-foot structure is the tallest building in the outer boroughs and yields 550 units designed by Gachot Studios with 150 condominiums, 120 affordable rental units, and 280 market-rate rental units, as well as 100,000 square feet of retail space in the podium and the adjoining landmarked Dime Savings Bank of Brooklyn. Douglas Elliman Development Marketing Group is the marketing, sales, and leasing agent for the residential component, Krista Ninivaggi of Woods Bagot is the amenity designer, and HMWhite is the landscape designer for the property, which is alternately addressed as 55 Fleet Street and bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, DeKalb Avenue to the south, and the adjoining Dime Savings Bank to the west.
