100 Flatbush Avenue Tops Out At The Alloy Block in Downtown Brooklyn 

Construction has topped out on 100 Flatbush Avenue, a 44-story residential tower at Alloy Block in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall structure will be powered entirely by electricity and will yield 441 units with 396 at market rate and 45 dedicated to affordable housing, the latter of which are being developed with Fifth Avenue Committee. The full five-building Alloy Block masterplan will encompass 850 units with 200 permanently affordable apartments, 100,000 square feet of Class A office space, 50,000 square feet of retail space, 500 parking spaces for bikes, two Passive House public schools designed by Architecture Research Office, and space for a local cultural institution. Urban Atelier Group is the general contractor for the property, which is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

Designed by SHoP Architects and developed by JDS Development, the 93-story skyscraper stands as the tallest building in the outer boroughs that will yield 150 condominium units, 280 market-rate rentals, 120 affordable rentals, and a 100,000-square-foot retail podium incorporated into the renovated landmark Dime Savings Bank of Brooklyn. Douglas Elliman Development Marketing Group is the exclusive marketing, sales, and leasing agent for the residential component, which includes 150 units for purchase and 120 affordable rental units. Gachot Studios is the residential interior designer, Krista Ninivaggi of Woods Bagot is the amenity designer, and HMWhite is the landscape designer for the property, which is bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, DeKalb Avenue to the south, and the adjoining Dime Savings Bank to the west.

Designed by Beyer Blinder Belle and developed by Witkoff and Apollo Global Management, the 600-foot-tall structure will yield 591 units with 30 percent reserved for affordable housing, as well as 30,000 square feet of retail space and a 12,000-square-foot cellar level. Bonetti Kozerski is the interior designer and Suffolk Construction is the general contractor for the property, which is bound by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue diagonally to the east, and Bond Street to the west.

At number 25 on our December countdown of the tallest buildings under construction in the New York area is The Paxton, a 43-story mixed-use skyscraper at 540 Fulton Street in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the 511-foot-tall structure will yield 330,000 square feet with 327 residential units in studio to three-bedroom layouts, as well as 137,075 square feet of office space and 33,000 square feet of retail space in the multi-story podium. M.N.S. is handling sales and marketing for the residential component of the property, which is located by the intersection of Flatbush Avenue and Fulton Street.

At number 26 on our year-end countdown of the tallest structures underway in New York is 625 Fulton Street, a 35-story mixed-use skyscraper currently rising in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which secured $450 in construction financing from Madison Realty Capital to complete the project, the 500-foot-tall structure will yield 1,098 units, 26,000 square feet of retail space, and a parking garage for up to 250 vehicles. Galaxy Developers is the general contractor for the property, which is bound by the 34-story 80 DeKalb Avenue to the north, Fulton Street to the south, Rockwell Place to the east, and Hudson Avenue to the west.
