Excavation Begins at 1036 Manhattan Avenue in Greenpoint, Brooklyn

Excavation is underway at 1036 Manhattan Avenue, the site of an eight-story mixed-use building in Greenpoint, Brooklyn. Designed by Ismael Leyva Architects and developed by ASH NYC under the 170 Freeman LLC, the 83-foot-tall structure will span 56,408 square feet and yield 67 rental units with an average scope of 654 square feet, as well as 767 square feet of commercial space, a cellar, and a 30-foot-long rear yard. MNC General Contractors Corp. is the general contractor for the property, which is located at the corner of Manhattan Avenue and Freeman Street.

16 Dupont Street Tops Out Over Greenpoint, Brooklyn

Construction has topped out on 16 Dupont Street, a 40-story residential tower in Greenpoint, Brooklyn‘s 22-acre Greenpoint Landing master plan. Designed by GKV Architects and developed by Rockefeller Group and Park Tower Group, the 400-foot-tall structure will span 365,651 square feet and yield 381 rental units, with 115 reserved for affordable housing, as well as 2,548 square feet of ground-floor retail space and 138 enclosed parking spaces. Monadnock Construction is the general contractor for the property, which is located at the intersection of Dupont, West, and Commercial Streets.

Foundations Progress For Two-Tower Development at 1 Java Street in Greenpoint, Brooklyn

At number 27 on our annual construction countdown is 1 Java Street, a two-tower residential development along the East River in Greenpoint, Brooklyn. Designed by Marvel Architects and developed and built by Lendlease, which secured a $360 million construction loan at the end of 2022, the project will yield 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.

Permits Filed for 181 McGuinness Boulevard in Greenpoint, Brooklyn

Permits have been filed to expand a three-story structure into a five-story residential building at 181 McGuinness Boulevard in Greenpoint, Brooklyn. Located between Calyer Street and Meserole Avenue, the lot is in walking distance of the Nassau Avenue subway station, serviced by the G train. Yeh Group NYC is listed as the owner behind the applications.

Leasing Launches for 60 Wharf Drive in Greenpoint, Brooklyn

Leasing has launched for 60 Wharf Drive, a striking glass-clad 40-story waterfront tower located in the seven-acre West Wharf complex in Greenpoint, Brooklyn. The new development is designed by SLCE Architects with amenity spaces by Peter McGinley, and developed by Halcyon Management with Cooper Robertson & Partners responsible for the master plan. Components include 554 studio through three-bedroom residences, more than 60,000 square feet of interior amenities, and 50,000 square feet of outdoor space.

Reveal for 848 Lorimer Street, Greenpoint

Back in January of 2016, YIMBY reported on new building applications for 848 Lorimer Street, in Greenpoint. Now, the first renderings of the project are out, thanks to its architects, Meshberg Group. The site is located between Nassau and Driggs avenues, and the latest building applications also show some revisions compared to the original figures.

A few blocks to the northwest of McGolrick Park, off of Nassau Avenue, a new building is coming to 91 Diamond Street, in the heart of Greenpoint, which YIMBY can now reveal. Mortar Architecture + Development is behind the project, which will replace a vacant lot.

The blocks of Greenpoint are hardly renowned for their historic architecture, which is why it is confusing that applications for a new building in the neighborhood would even have to go through the Landmarks Preservation Commission’s approval process. But with plastic-sided housing now vulnerable to the politics of nostalgia, even sites like 111 Noble Street must navigate the city’s tendrils of red tape.

Permits Filed for 146 Bayard Street, Williamsburg, Brooklyn

Another new development will soon rise in the blocks that mesh Greenpoint and Williamsburg into a cohesive urban whole, with building applications filed for 146 Bayard Street. Charles Mallea will be designing the six-story project, which will have a total residential floor area of 31,646 square feet, to be divided amongst 46 units. At an average size of under 700 square feet, rentals would appear very likely. Solomon Feder of Velocity Framers is listed as the developer, and the site is currently occupied by a one-story warehouse.

Updated Design for 13 Greenpoint Avenue/26 Kent Street, Greenpoint

The Brooklyn waterfront is now booming across several neighborhoods, with Greenpoint among the areas seeing a substantial amount of progress. YIMBY previously revealed preliminary designs for the building coming to 13-15 Greenpoint Avenue, and now we have the updated renderings, as the project continues making its way through the planning process.
