Medford Gardens Breaks Ground In Suffolk County, Long Island

Construction has officially begun on Medford Gardens, a 66-unit affordable senior housing development located in the hamlet of Medford in Suffolk County, Long Island. Spearheaded by Governor Kathy Hochul and developed by the WellLife Network, the $40 million project is designed to provide supportive housing for seniors, with half of the units reserved for individuals in need of additional services. The development is expected to be completed by summer 2026.

Long Island City, Queens is continuing its transformation with a host of new buildings cropping up on some of the last available parcels, and older structures giving way to new, larger construction. YIMBY photographed several examples around the booming residential district of the downtown area, most of which are near the elevated Queensboro Plaza station serving the 7, N, and W trains, and the Queens Plaza station for the E, M, and R trains. Other sites are located in the neighborhood across the Sunnyside Yard facility.

The $560 million structure spans 288,000 square feet and will enhance the hospital’s programs in cardiac care, neurosurgery, and organ transplantation.

The 75,000-square-foot facility known as the Science & Innovation Center is a collaborative venture between the Hofstra/Northwell School of Nursing and Physician Assistant Studies and the Fred DeMatteis School of Engineering and Applied Science, and aims to provide a dynamic STEM education hub for aspiring scientists, engineers, and healthcare professionals.

Construction is now underway at South Shore University Hospital in Bay Shore, Long Island, where a six-story medical pavilion will soon take shape. Led by Northwell Health and designed by EwingCole, the 190,000-square-foot building will add 90 private patient rooms, ten operating rooms, and three procedure rooms to the sprawling hospital campus.

A $44 million project to protect the Montauk Point Lighthouse and the deteriorating bluff surrounding the historic landmark in Suffolk County is now complete. The structure is located on the easternmost point of Long Island and was authorized in 1792 by the Second Congress under President George Washington and completed in November 1796.

A pair of private investors has revealed plans to redevelop a historic homestead into an assisted living and memory care facility in Nassau County, Long Island. Led by Charles Ferraro and Nicholas Racanelli, the three-story building in Bay Shore will debut as Netherbay at Bay Shore and contain 72 individual apartments and advanced medical care and rehabilitation facilities.

Simone Healthcare Development and Catholic Health have completed a new urgent care and ambulatory center at 2112 Middle Country Road in Centereach, Long Island. Known as the Catholic Health Ambulatory & Urgent Care, the 63,000-square-foot facility will offer diagnostic imaging, an on-site pharmacy, and a dedicated suite for gastroenterologists.
