Construction Wrapping on 12-Story, 13-Unit Condominium Project at 12 Warren Street, TriBeCa

Back in August of 2015, YIMBY revealed renderings of the 12-story, 13-unit residential project at 12 Warren Street, in TriBeCa. Construction on the exterior of the building, which goes by 12 Warren, is wrapping up, with the façade of the structure now fully installed, Curbed NY reported. The project is technically an expansion of the site’s five-story commercial predecessor but now boasts 55,447 square feet of residential space. The residential units, which are condominiums, should average a very spacious 4,265 square feet apiece. Amenities include a fitness center, private residential storage units, a recreational room in the cellar, and an open terrace on the rooftop. DDG is both developing and designing the project, while H. Thomas O’Hara’s Midtown-based HTO Architect is serving as the architect of record. Occupancy is expected later this year.

Six-Story, Eight-Unit Mixed-Use Redevelopment Filed at 308 Canal Street, TriBeCa

Trans World Equities has filed applications to redevelop the two four-story commercial buildings at 308-310 Canal Street, in TriBeCa, into a six-story, eight-unit mixed-use structure. The buildings will get a two-story, 3,554-square-foot vertical expansion. Once complete, the redeveloped building will measure 13,776 square feet. There will be 2,146 square feet of retail space on the ground floor, followed by residential units on the second through sixth floors. The units should average 1,454 square feet apiece, indicative of condominiums, and the top two floors will house two duplex apartments. Paul A. Castrucci’s Lower East Side-based architecture firm is the architect of record. The properties are located within the TriBeCa East Historic District, which means the Landmarks Preservation Commission will have to approve the expansion. Curbed NY reported on the project.

New Details Revealed for Six Cortlandt Alley, Five-Unit Mixed-Use Condo Project in TriBeCa

Back in January of 2014, the Landmarks Preservation Commission approved the eight-story, five-unit mixed-use project at 372 Broadway, in TriBeCa. Construction began on the building’s conversion in early 2015, and now YIMBY has new details and never-before-seen renderings of the condominium project, which goes by Six Cortlandt Alley. Curbed NY was the first to report on the project’s sales launch.

Mixed Rulings for Conversion of 346 Broadway, TriBeCa

It was back in December of 2014 that the Landmarks Preservation Commission approved (on its second attempt) the residential conversion of the former New York Life Insurance Company Building, later a city office building, at 346 Broadway, in TriBeCa. However, in just the past two weeks, two rulings have come down that will impact the plan from developers Peebles Corporation and Elad Group, being marketed using the alternate address 108 Leonard Street.
