The installation of new glass curtain walls on the lower levels of 388 Greenwich Street and its annex at 390 Greenwich Street is almost complete. The taller, 39-story office building rises above the Tribeca waterfront across from Pier 25 and Pier 26. Skidmore, Owings & Merrill designed the 14-story-high glass envelope, while Gensler is leading the interior renovations in both structures.
StudioMDA will appear before the city’s Landmarks Preservation Commission (LPC) this week with updated proposals to expand an existing two-story building in TriBeCa. Located at 85 Franklin Street, the property is sandwiched between two five-story buildings and currently contains one residential unit and a ground floor restaurant. The proposed expansion would top-off at five stories to better match its neighbors on either edge of the structure.
Excavation and foundation work is nearing completion at 75 West Broadway, aka 61 Warren Street in Tribeca, the site of a forthcoming ten-story, 120-foot-tall residential complex. Located on the western edge of the parcel between Warren Street and Murray Street, the 55,000-square-foot project is being designed by BKSK Architects and developed by Cape Advisors and Forum Absolute Capital Partners.
Vertical construction at 45 Park Place is coming to a close, as workers appear to have reached the top floors of the stepped, reinforced concrete superstructure. The 667-foot-tall residential skyscraper, which is located along the border of Tribeca and the Financial District, is being designed by SOMA Architects with Ismael Leyva Architects serving as the executive and residential architect. Sharif el-Gamal of Soho Properties is the developer of the 43-story property. Sales of the units, which feature interiors designed by Piero Lissoni, are being handled by Corcoran Sunshine.
Permits have been filed for a 14-story hotel at 21 Park Place in Tribeca, Manhattan. Located between Broadway and Church Street, the lot is steps away from the Park Place subway station, serviced by the 2 and 3 trains. Also nearby are the A and C trains at Chambers Street station and the R and W trains at City Hall. Tom Grainger is listed as the owner behind the applications.
