Industry City, a 35-acre innovation campus located on the Sunset Park waterfront in Brooklyn, has announced the completion of construction for the NYU Tisch School of the Arts Martin Scorsese Virtual Production Center. Planned to open to NYU Tisch students in fall 2024, this new facility marks a notable advancement in production education for the school.
At number two on our year-end countdown of the tallest buildings under construction in New York is 740 Eighth Avenue, a 1,067-foot mixed-use supertall skyscraper in Midtown, Manhattan. Designed by ODA with SLCE Architects as the architect of record and developed by Extell, the 52-story structure will span 776,000 square feet with an 825-room hotel on the lower half and a public observatory with a drop ride attraction above. The property will also feature lower-level retail space, a restaurant on two of the upper floors, and a pool deck for hotel guests. Lendlease is the general contractor, WSP is the structural engineer, and Ancora Engineering is handling excavation and foundations for the project, which is located along Eighth Avenue between West 45th and 46th Streets on the border of Times Square and Hell’s Kitchen.
At number 19 on our year-end countdown of the tallest buildings under construction in New York is 505 State Street, a 482-foot-tall residential tower in The Alloy Block complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 44-story structure will yield 441 rental units, with 45 reserved for affordable housing, and will be fully powered by electricity. The five-building Alloy Block master plan will comprise a total of 850 units with 200 permanently affordable apartments, 100,000 square feet of Class A office space, 50,000 square feet of retail space, 500 bicycle parking spaces, two Passive House public schools designed by Architecture Research Office, and space for a local cultural institution. Urban Atelier Group is the general contractor for 505 State Street, which was formerly addressed as 100 Flatbush Avenue and is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.
The 22nd-tallest building on our annual year-end countdown is Claremont Hall, a 466-foot-tall mixed-use tower currently completing construction at 100 Claremont Avenue in Morningside Heights, Manhattan. Designed by Robert A.M. Stern Architects along with SLCE Architects and interior designer CetraRuddy Architects, and developed by Lendlease, Daiwa House Texas, and LMXD, the 41-story structure spans 354,000 square feet and yields 165 condominium units in one- to four-bedroom layouts, as well as classrooms, office space, and faculty housing for Union Theological Seminary. The project also involves renovations to the school’s Hastings Hall by Beyer Blinder Belle. Corcoran Sunshine Marketing Group is leading sales and marketing and Lendlease is the general contractor for the property, which is located by the corner of Claremont Avenue and West 122nd Street.
Foundation work continues at 75 Canal Street West, the site of a seven-story, 1,400-seat charter school in Mott Haven, The Bronx. Designed by Perkins Eastman, the 70-foot-tall ground-up project will span 150,000 square feet for the KIPP NYC network of public charter schools located across The Bronx, Brooklyn, and Manhattan. KIPP purchased the property, which is bound by Canal Street West, Park Avenue, and East 138th Street, for $21.7 million in the summer of 2021.
