Exterior work is progressing on 1607 Surf Avenue, a ten-story, 100-percent affordable housing building in Coney Island, Brooklyn. Designed by S9 Architecture and Engineering and developed by BFC Partners, the 104-foot-tall structure will span 360,912 square feet and yield 376 rental units spread across 282,095 square feet, as well as 11,000 square feet of commercial space, 9,000 square feet of community space, a cellar level, and a 2,500-square-foot primary care facility run by New York City Health + Hospitals. Coney Island Associates Phase 2 is the general contractor for the $189 million project, which is bound by Surf Avenue to the south, West 16th Street to the east, and West 17th Street to the West.

Designed by Hill West Architects and developed by Cropsey Partners LLC, the 356-foot-tall structure will span 280,000 square feet and yield 248 rental apartments, community space, and 170 parking spaces. NY Developers is the general contractor for the project, which is alternately addressed as 1625 Shore Parkway and located between Cropsey Avenue and Belt Parkway.

Located near the intersection of North Street and White Plains Avenue, the development site comprises around 23 acres and was once home to St. Agnes Hospital. The site currently includes a number of facilities, including The Bristal at White Plains, an assisted living and memory care facility.

Designed by OCV Architects and developed by South Portland LLC, the 129-foot-tall structure will span 105,749 square feet and yield 100 below-market-rate rental units in studio to three-bedroom layouts, a below-ground medical facility, and 9,891 square feet of community facility space. The project also includes a 30-foot-long rear yard. Lettire Construction Corp. is the general contractor for the property, which is located between South Elliott Place and Hanson Place.

Tree of Life Affordable Housing Development Debuts at 89-46 164th Street in Jamaica, Queens

Construction is now complete on Tree of Life, a new affordable housing project at 89-46 164th Street in Jamaica, Queens. Developed in collaboration by First Jamaica Community and Urban Development Corporation (FJCUDC) and Bluestone Organization and designed by GF55 Architects, the 12-story building comprises 174 affordable units for a range of incomes from extremely low to moderate- and middle-income households. A total of 53 apartments will be permanently affordable under the city’s inclusionary housing program.
