$335 Million in Financing Secured for Second Phase of La Central Development, South Bronx

The team behind the La Central Development has closed a deal for financing towards the construction of their massive mixed-use project in the Melrose Community of the South Bronx. This is one of the largest mixed-income projects currently under construction in New York City. Once complete, the project will span 1.1 million square feet, with five buildings and 992 units entirely devoted to affordable housing.

Our last reporting on 845 Howard Avenue was after the NYC Department of City Planning gave approval to the Robert A.M. Stern Architects’ design in October. Now, permits have been filed for the site, which also goes by 3 Livonia Avenue, in Brownsville, Brooklyn. The project will be named Edwin’s Place, and will be the fifth project in Brooklyn by the non-profit partnership of Breaking Ground and The African American Planning Commission Inc.

Construction has wrapped on an affordable housing project at 1561 Walton Avenue, in The Bronx’s Concourse neighborhood. The 11-story building was a joint development by the Briarwood Organization and the Settlement Housing Fund (SHF), to create 59 affordable apartments for people with an income of 40% to 90% relative to the Area Median Income. The building was designed with the goal of fostering community within open spaces. Briarwood is also responsible for general contracting, while SHF is responsible for development.

The site will yield 319 affordable apartments just two blocks away from the West Farms Square Subway Station, which is serviced by the 2 and 5 trains. The Bronx Zoo is also nearby, in the same park as the New York Botanical Garden. Second Farms Neighborhood Housing is responsible for the development.

An eight-story affordable housing project has been completed at 1422 Crotona Park East, in Crotona Park East, The Bronx. The site is right across the street from Crotona Park, which has several baseball fields, and other sports facilities. The Freeman Street Subway Station is six blocks away, serviced by the 2 and 5 trains. The Doe Fund, whose focus on rehabilitating people with histories of homelessness, incarceration, or substance abuse, is responsible for the development. The Briarwood Organization is responsible for the general contracting.
