173 McGuinness Boulevard Nears Completion in Greenpoint, Brooklyn

Construction is nearing completion on 173 McGuinness Boulevard, an eight-story residential building in Greenpoint, Brooklyn. Designed by Issac & Stern Architects and developed by Guy Peleg under the Artlife 173-175 McGuinness LLC, the 80-foot-tall structure will span 27,509 square feet and yield 24 rental units with an average scope of 836 square feet, as well as a 35-foot-long rear yard. B.O.S.S. Associates Inc. is the general contractor for the project, which is situated on a 4,375-square-foot interior lot between Meserole Avenue and Calyer Street.

Foundations Underway at 205 Java Street in Greenpoint, Brooklyn

Excavation and foundations are progressing at 205 Java Street, the site of a seven-story residential building in Greenpoint, Brooklyn. Designed by Melamed Architect PC and developed by 205 Java St. LLC, which purchased the 7,500-square-foot property for $2.625 million, the structure will replace a two-story home and yield an undisclosed number of units. HP Builders NYC LLC is the general contractor for the project, which is located at the corner of Java Street and McGuinness Boulevard.

Housing Lottery Launches for 75 McGuinness Boulevard in Greenpoint, Brooklyn

The affordable housing lottery has launched for 75 McGuinness Boulevard, an eight-story residential building in Greenpoint, Brooklyn. Designed by Avalon Designs and developed by David Grunfeld under the GW BLVD LLC, the structure yields 32 residences. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $107,178 to $198,250.

Permits have been filed for a five-story residential building at 177 Greenpoint Avenue in Greenpoint, Brooklyn. Located between Manhattan Avenue and McGuinness Boulevard, the interior lot is two blocks from the Greenpoint Avenue subway station, serviced by the G train. Meir Daus under the Greenpoint Condominium LLC is listed as the owner behind the applications.

Located between West Street and Franklin Street, the lot is closest to the Nassau Avenue subway station, serviced by the G train. Yossel Lichtman of Rogers Builders & Development is listed as the owner behind the applications.

For months now, a new high-rise under construction in Brooklyn has had its work lights shining along the East River. Now, that building, located at 21 India Street (a.k.a. 10 Huron Street) and dubbed The Greenpoint, is receiving its façade.

An anonymous Chinatown-based LLC has filed applications for a six-story, 11-unit residential building at 81 McGuinness Boulevard, in southern Greenpoint. The project will measure 11,768 square feet and its residential units should average 752 square feet apiece, indicative of rental apartments. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is the architect of record. The 2,500-square-foot lot is occupied by a three-story townhouse. Demolition permits have not been filed.

Brooklyn-based Cardinal Properties has filed applications for a four-story, seven-unit residential building at 122 Huron Street, in Greenpoint. The project will measure 7,930 square feet and its residential units should average 798 square feet apiece, indicative of rental apartments. Wieslawa Jasiulewicz Majran’s Glendale, N.Y.-based firm is the architect of record. The 28-foot-wide, 2,792-square-foot lot is occupied by a three-story townhouse. Demolition permits have not been filed.

Four-Story, Two-Unit Mixed-Use Project Coming to 121 Meserole Avenue, Greenpoint

An anonymous Midtown South-based LLC has filed applications for a four-story, two-unit mixed-use building at 121 Meserole Avenue, in the heart of Greenpoint. The project will measure 7,803 square feet. It will include 1,657 square feet of retail space, for an art craft stop on the ground floor, followed by two apartments across the second through fourth floors, plus an upper penthouse level. The apartments should average 2,028 square feet apiece, which means condominiums are likely in the works. Freeport, N.Y.-based Zambrano Architectural Design is the architect of record. The 1,905-square-foot site is occupied by a two-story structure. Demolition permits were filed in October.

The low-slung warehouses and factories along the Greenpoint waterfront are not long for this world. A 40-story tower is replacing an envelope factory between India and Huron Streets, and now an 11-story, mixed-use building will rise on an industrial site two blocks south at 13 Greenpoint Avenue, next to Transmitter Park.
