Construction is complete on 169 Huron Street, a six-story residential building in Greenpoint, Brooklyn. Designed by INC Architecture & Design and developed by RedHoek+Partners, the structure yields 11 condominium units in one- and two-bedroom layouts with marketing by Compass, as well as ground-floor commercial retail space marketed by Kassin Sabbagh Realty. Albeco Construction was the general contractor for the project, which is located at the corner of Huron Street and Sgt. Nicholas Aleman Way.

47 Diamond Street Tops Out in Greenpoint, Brooklyn

Construction has topped out on 47 Diamond Street, a three-story residential building in Greenpoint, Brooklyn. Designed by Paul Lombardi of Design Studio Associates and developed by 47 Diamond Street LLC, the 48-foot-tall structure will span 133,321 square feet and yield nine units with an average scope of 1,480 square feet, as well as a cellar level, a penthouse, and a 30-foot-long rear yard. Giron Contracting is the general contractor for the project, which is located on an interior lot between Nassau and Driggs Avenues.

12 Broome Street’s Exterior Takes Shape in Greenpoint, Brooklyn

Construction continues on 12 Broome Street, a four-story residential building in Greenpoint, Brooklyn. Designed by ABA Studio DPC and developed by Broome Residence LLC, the 4,728-square-foot structure will yield four units spanning between 1,040 to 1,324 square feet each. S. Goolcharan Construction is the general contractor of the property, which is located between McGuinness Boulevard to the east and Graham Avenue to the west.

Construction Continues on 73-75 McGuinness Boulevard in Greenpoint, Brooklyn

Construction has topped out on 73-75 McGuinness Boulevard, an eight-story residential building in Greenpoint, Brooklyn. The structure is designed by Avalon Designs and developed by David Grunfeld under the GW BLVD LLC, which purchased the property for just under $4.2 million at the end of 2021. Demolition permits were filed by Stroh Engineering Service in December 2021 and the former three-story occupant of the site was torn down last year. Blue Sky Builders is the general contractor for the project, which is located between Nassau and Norman Avenues. The Masters Division at Nest Seekers is handling leasing and marketing of the 32 units.

Exterior Work Progresses on 584 Leonard Street in Greenpoint, Brooklyn

Designed by Pliskin Architecture and developed by LTNG, the structure will yield two units each with more than 3,000 square feet of space. Sharon Engineering is the MEP and structural engineer and Trave LLC is the general contractor for the property, which is located on an interior lot between Norman and Nassau Avenues.

Six-Story, Five-Unit Mixed-Use Building Planned at 888 Lorimer Street, Greenpoint

Property owner Philipp Haemmerle, doing business as an anonymous Financial District-based LLC, has filed applications for a six-story, five-unit mixed-use building at 888 Lorimer Street, in southern Greenpoint. The project will measure 12,488 square feet. It will contain 776 square feet of retail space on the ground floor, followed by full-floor residential units above. The top floor unit will feature space on an upper mezzanine level, as well as a roof deck. Across the building, the units should average 1,541 square feet apiece, indicative of condominiums. The ground floor will also contain space for a single automobile. Sanford M. Berger’s Great Neck, N.Y.-based S.M. Berger Architecture is the architect of record. The 25-foot-wide, 3,900-square-foot property is currently vacant. The Nassau Avenue stop on the G train is around the corner.

It will measure 4,973 square feet and its residential units should average 710 square feet apiece, indicative of rental apartments. One of the apartments on the fourth floor will also feature space in an upper penthouse level. There will be a two-car parking garage on the ground floor. Michael Avramides’s Midtown East-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. The Nassau Avenue stop on the G train is located 10 blocks away.

Property owner Idan Shitrit, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, three-unit residential building at 108 India Street, in Greenpoint. It will measure 6,890 square feet and its residential units should average 1,586 square feet apiece, indicative of condominiums. One apartment will be located on the ground and cellar levels, followed by a duplex apartment on parts of the second and third floors, and a triplex apartment spanning across the rest of the second and third floors in addition to the entire fourth floor. Murat Mutlu’s Midtown South-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The site is located three blocks from the Greenpoint Avenue stop on the G train.

A nearly 150-year-old residential structure in Brooklyn will soon get a facelift. The Landmarks Preservation Commission recently approved the restoration of 218 Guernsey Street, located at the corner of Oak Street in the Greenpoint Historic District.

Four-Story, 37,000-Square-Foot Manufacturing-Medical Building Filed at 325 Calyer Street, Greenpoint

Brooklyn-based property owner Anthony Wala has filed applications to expand the single-story manufacturing warehouse at 325 Calyer Street, in Greenpoint, into a four-story, 36,894-square-foot mixed-use commercial structure. Manufacturing space, making up 18,894 square feet, would be located on the ground, mezzanine, and second floors. Medical office space, totaling 18,000 square feet, would be located on the third and fourth floors. There would also be a 60-car garage on the ground floor. Jeffrey L. Kamen’s NoHo-based architectural firm is the architect of record. The 18,894-square-foot, block-thru lot is located eight blocks from the Greenpoint Avenue stop on the G train. The filings come on the heels of plans for a six-story, car repair-office building at 305 Calyer Street.
