Excavation and Pilings Continue at 1 Java Street in Greenpoint, Brooklyn

Excavation and piling work is progressing at 1 Java Street, the site of a two-tower residential development along the East River in Greenpoint, Brooklyn. Designed by Marvel Architects and developed and built by Lendlease, which secured a $360 million construction loan at the end of 2022, the project will yield 850 rental units across the two structures, the taller of which will stand 36 stories and 445 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the property, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, Water Street to the east, and the India Street pier over the East River to the west.

Waterview’s Façade Nears Completion at 77-87 Commercial Street in Greenpoint, Brooklyn

Exterior work is nearing completion on Waterview, a two-tower residential development at 77-87 Commercial Street in Greenpoint, Brooklyn. Designed by CetraRuddy and developed by Clipper Equity, the 30- and 40-story towers will yield 811,000 square feet and 520 units, with 200 designated for affordable housing. The 331- and 429-foot tall reinforced concrete superstructures both rise from a seven-story podium that will contain 25,000 square feet of retail space and a 300-vehicle below-grade parking garage. Ray Builders is the general contractor and Hatfield Group is the façade consultant for the property, which is located next to the Greenpoint Landing master plan near the intersection of Commercial and Box Streets.

North Brooklyn Community Boathouse Rises at 51 Ash Street in Greenpoint, Brooklyn

Construction is rising on the North Brooklyn Community Boathouse, a five-story commercial building at 51 Ash Street in Greenpoint, Brooklyn. Designed by Jeffrey Kamen Architect and developed by a non-profit organization formerly known as the North Brooklyn Boat Club, the 60-foot-tall, 18,106-square-foot structure will feature a 9,856-square-foot hotel component with 11 rooms and an 8,250-square-foot community facility. Brooklyn Construction Group is the general contractor for the project, which is located along Ash Street between Newtown Creek and the Pulaski Bridge.

30 India Street’s Foundations Near Street Level in Greenpoint, Brooklyn

Foundations are approaching street level at 30 India Street, the site of a six-story residential building in Greenpoint, Brooklyn. Designed by JWC Architect Engineer and developed by Miriam and Ken Chan of 32 Tower LLC, which purchased the property for $7.15 million in 2006, the 67-foot-tall structure will yield 52 rental apartments spread across 42,500 square feet, as well as 3,500 square feet of commercial space and 850 square feet of community facility space. Titan Realty & Construction is the general contractor for the project, which is located at the corner of India and West Streets.

1024 Manhattan Avenue Rises Above Street Level in Greenpoint, Brooklyn

Construction is set to rise on 1024 Manhattan Avenue, a seven-story residential building in Greenpoint, Brooklyn. Designed by Kutnicki Bernstein Architects and developed by Witold Brend under the Marria LLC, the upcoming 75-foot tall development will yield 28,436 square feet, with 24,666 square feet designated for residential space spit across 30 rental units averaging 822 square feet apiece, 3,770 square feet for commercial space, a cellar and a 22-foot-long rear yard. Brend Restoration is the general contractor for the project, which is located on an interior lot between Freeman and Green Streets.

Four-Story, Single-Family Townhouse Planned at 92 Guernsey Street, Greenpoint

Property owner Francois Depoortere has filed applications for a four-story, single-family townhouse at 92 Guernsey Street, in southern Greenpoint, located two blocks from the Nassau Avenue stop on the G train. The new 3,328-square-foot structure would rise on a 17-foot-wide, 1,667-square-foot lot, which is currently occupied by a little two-story house. The 47-foot-tall townhouse will be topped by an outdoor terrace. Timothy A. Dumbleton’s Union Square-based design and development firm, TA Dumbleton, will probably develop the project, as they’re listed as the architect of record. Demolition permits were filed in 2015 to remove the site’s existing home.

544 Manhattan Avenue Nears Exterior Completion, Greenpoint

The residential, mid-rise street wall around McCarren Park in northern Brooklyn is receiving its latest addition as the six-story apartment building at 544 Manhattan Avenue nears exterior completion. Permits indicate Nicholas Notias of Flushing-based Neptune Mechanical, LLC as the owner and the firm also serves as the construction manager. LMW Engineering Group, LLC is also involved with the project.

498 Leonard Street In South Greenpoint Nears Completion

A residential complex is nearing completion at 498 Lorimer Street on the southern edge of Greenpoint. Though it stands as a single structure, it functions as three conjoined buildings at 498, 500, and 502 Leonard, where each one is accessed via a separate entrance for its eight units. The combined 24 unit complex rises four stories high, with a penthouse level above set back from the main façade. In terms of urban context, its design makes it a transitional component between the rowhome neighborhood to the east and a new cluster of mid-rises facing McCarren Park one block west.

Single-Story, 23,000-Square-Foot Building Being Converted Into Multi-Use Commercial Space At 29 Norman Avenue, Greenpoint

The car company BMW is planning to convert the single-story, 23,000-square-foot warehouse at 29 Norman Avenue, in southern Greenpoint, located five blocks from the Nassau Avenue stop on the G train, into a multi-use commercial building. According to Bedford+Bowery, the property will feature a design studio for MINI (a car brand owned by BMW), a restaurant, creative office space, open public work space, and a gallery. The schedule A also includes an outdoor garden, and the property will reportedly host community events and performances. The conversion is being designed by Brooklyn-based nARCHITECTS. The building is being dubbed A/D/O, which stands for Amalgamated Drawing Office, and a targeted completion date has not been revealed.

City Acquires Large Swath Of Planned Bushwick Inlet Park At 1 North 12th Street, Greenpoint

Since the 2005 rezoning of Greenpoint and Williamsburg, the city has slowly been building out Bushwick Inlet Park, which was planned to span the waterfront from North 7th to 15th streets when combined with the East River State Park. A large swath of the waterfront is still occupied by CitiStorage warehouses between North 10th and 12th streets, and that site is expected to be sold to a team of developers, but the city is moving in to acquire the swath of land at 1 North 12th Street, between North 12th and 14th streets. The city is paying $53 million for the seven-acre plot of land, currently occupied by a three-story warehouses and the Bayside Fuel Oil Depot’s storage tanks, according to The Real Deal. If the initial plans are executed, the city will demolish everything and convert the entire lot into public park space. The new park space would be located right across Bushwick Inlet from the planned USS Monitor Park.
