Foundation Work Underway on 79-Story, 781-Unit Mixed-Use Tower at 99 Hudson Street, Jersey City

Back in January, YIMBY reported on the groundbreaking ceremony held for the planned 79-story, 781-unit mixed-use tower under development at 99 Hudson Street, in Jersey City. That’s located between Grand and York streets in Exchange Place section of the city. Pile driving and foundation work are now underway, as seen in photos posted to the YIMBY Forums. The 1.5-million-square-foot skyscraper, to stand 900 feet in height, will include 15,000 square feet of retail space and 14,000 square feet of public space, some of that in the form of a plaza. The plaza will be located on the corner of Grand and Greene streets. China Overseas America Inc. is the developer and Perkins Eastman is behind the design. Completion is expected in 2018, followed by occupancy the next year.


515 Marin Boulevard

17-Story, 397-Unit Mixed-Use Building Rises to Fourth Floor at 515 Marin Boulevard, Jersey City

Construction is underway on the fourth floor of the 17-story, 397-unit mixed-use building being developed at 515 Marin Boulevard, located between Eighth and Ninth streets in the Hamilton Park section of Jersey City. The construction update is possible thanks to a photo posted to the Forums. Dubbed Marin Residences, it will also feature 20,000 square feet of ground-floor retail space. Residential units will be located above, of which 20 percent (80 units) will be designated as affordable. It’s unclear if the apartments will be rentals or condominiums. A 261-car parking garage is also being built, in addition to a 30,000-square-foot public park directly behind the project. Kushner Real Estate Group and Claremont Properties are the developers. HWKN Architects is behind the design and completion is expected in late 2017.

One Journal Square Gets New Look, Big Height Bump

Yesterday, YIMBY featured an update on Kushner Companies’ 30 Journal Square, which has transformed from a 40-something-story building into a 72-story tower. Today, we have a fresh look at One Journal Square, which has also experienced a significant height bump. What was originally supposed to host two 50-odd story buildings will instead give rise to one tower of 56 floors, and another of 79 floors.

39 New York Avenue

Four-Story, 155-Unit Residential Building Proposed at 39 New York Avenue, Jersey City

The Hoboken Brownstone Company is proposing to build a four-story, 155-unit residential building at 39 New York Avenue, in the Jersey City area known as The Heights. A rendering of the project — being designed by Matawan, N.J.-based Chester, Ploussas, Lisowsky Partnership — has been revealed by Jersey Digs. The residential units will be rental apartments and a parking garage will be located in the cellar. Plans for the building are expected to go before the Jersey City Planning Board in the fall, although community meetings are already ongoing. No variances are required at this time, but an environmental remediation is currently underway at the site and is expected to wrap up in early 2017. The developer and government officials have also discussed plans to turn the adjacent county-owned property along New York Avenue into a public park. The 2nd Street stop on the Hudson-Bergen Light Rail is located three blocks away.
