38-15 Queens Boulevard’s Steel Superstructure Rises in Sunnyside, Queens

Construction is rising on 38-15 Queens Boulevard, a two-story car dealership in Sunnyside, Queens. Developed by Auto Group, which purchased the property along with the abutting 38-08 43rd Avenue for $38 million under the DCO QOZB 38-15 QB LLC in early 2023, the structure will cover 0.69 acres and contain an expansive auto showroom and an ajoining service facility. The project is bound by Queens Boulevard to the south and 39th Street to the east.

65-25 Queens Boulevard Tops Out in Woodside, Queens

Construction has topped out on 65-25 Queens Boulevard, a nine-story affordable housing building in Woodside, Queens. Designed by Angelo Ng + Anthony Ng Architects Studio for 6525 Queens Blvd LLC, which purchased the property for $2.73 million in October 2020, the 95-foot-tall structure will span 23,861 square feet and yield 29 rental units with an average scope of 823 square feet. The project is alternately addressed as 42-78 65th Place and is located on a 3,210-square-foot parcel at the intersection of Queens Boulevard and 65th Place.

Façade Work Nears Completion on Edgemere Commons Building B1 in Far Rockaway, Queens

Exterior work is nearing completion on Edgemere Commons’ second all-affordable housing building at 5119 Beach Channel Drive in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities, the company’s affordable housing development platform, the 247,000-square-foot structure will yield 237 rental apartments in studio to three-bedroom layouts, with 36 reserved for the formerly homeless, as well as 8,000 square feet of retail space and 7,500 square feet of community facility space. The property, also known as Edgemere Commons Building B1, is located between Beach 50th and Beach 53rd Streets, across from its sister development, Building A1.

Demolition Underway for 23-Story Tower At 45-40 Vernon Boulevard in Long Island City, Queens

Demolition is progressing at 45-40 Vernon Boulevard, the site of a forthcoming 23-story mixed-use building in Long Island City, Queens. Designed by Archimaera and developed and built by ZD Jasper, the 262-foot-tall structure will span 192,500 square feet and yield 226 units along with lower-level commercial space. The property is located near the intersection of Vernon Boulevard and 46th Avenue.

Siena Completes Construction at 31-27 Crescent Street in Astoria, Queens

Designed by Costa Architecture and Engineering and developed by Park Construction Corporation, the 30,368-square-foot structure yields 30 condominium units in one- to two-bedroom layouts with an average scope of 806 square feet. The property is located on an interior lot near the intersection of Crescent Street and 31st Road.

Hillside Tower Completes Construction at 147-35 95th Avenue in Jamaica, Queens

Construction is complete on Hillside Tower, a 25-story residential tower at 147-35 95th Avenue in Jamaica, Queens. Designed by JFA Architects and Engineers for Joel Weiss of Heartfelt Townhouse Build, the 254-foot-tall structure spans 720,248 square feet and yields 521 rental units with an average scope of 1,365 square feet, as well as 9,241 square feet of commercial space, 363 enclosed parking spaces, a cellar level, and a 30-foot-long rear yard. The formerly vacant property is located at the corner of 95th Avenue and 148th Street, directly adjacent to another new residential construction project at 94-15 Sutphin Boulevard.

The Lionheart Completes Construction at 92-62 Queens Boulevard in Rego Park, Queens

Construction is finished on The Lionheart, an eight-story transitional housing complex at 92-62 Queens Boulevard Rego Park, Queens. Designed by Aufgang Architects and developed by Slate Property Group, the 83-foot-tall structure spans 57,407 square feet and yields 88 affordable rental units with an average scope of 798 square feet, as well as a community space with a 591-square-foot daycare center, a cellar level, and a 30-foot-long rear yard. A portion of the units are reserved for residents with mobility, hearing, and visual impairments. The property is located on an interior lot between Eliot and 62nd Avenues.

The Ridgewood Remains Stalled at 3-50 St. Nicholas Avenue in Ridgewood, Queens

Construction is on hold on The Ridgewood, a 17-story mixed-use building at 3-50 St. Nicholas Avenue in Ridgewood, Queens. Designed by S9 Architecture and developed by Arch Companies and AB Capstone, the 284,000-square-foot tower stands as the tallest structure in the Ridgewood-Bushwick area and will yield 133 rental apartments with 30 percent dedicated to affordable housing, as well as a community facility, 97,000 square feet of retail space for two large stores, and a collection of amenities. The development was formerly named Myrtle Point and is located on a plot bound by St. Nicholas Avenue to the northeast, Palmetto Street to the northwest, and Myrtle Avenue to the south.

SOLA Completes Construction at 72-01 Queens Boulevard in Woodside, Queens

Construction is complete on SOLA, a 12-story mixed-use building at 72-01 Queens Boulevard in Woodside, Queens. Designed by Aufgang Architects and developed by Eight West, an affiliate of The Hakimian Organization, the structure yields 364 rental units in studio to three-bedroom layouts, with 30 percent dedicated to affordable housing, as well as a 196-unit public parking garage operated by Icon Parking, ground-floor retail space, and a collection of amenities. The property is located within a large triangular block bound by 45th Avenue to the north and west, Queens Boulevard to the south, and 74th Street to the east.

90Ninety Nears Completion at 166-20 90th Avenue In Jamaica, Queens

Construction is nearing completion on 90Ninety, a 12-story two-building residential complex at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the $378 million project will span 715,000 square feet and yield 614 rental units in studio to two-bedroom layouts, with 185 reserved for affordable housing, as well as 25,000 square feet of ground-floor retail space, 284 below-grade parking spaces, and a 5,000-square-foot community space. The property is bound by 90th Avenue to the north, 168th Street to the east, and 91st Avenue to the west.
