Plans Approved for 2,022-Unit Redevelopment of Creedmoor Psychiatric Center in Bellrose, Queens

The Public Authorities Control Board recently approved a state plan by Governor Kathy Hochul’s administration for a sprawling mixed-use residential redevelopment of the Creedmoor Psychiatric Center at 79–25 Winchester Boulevard in Bellerose, Queens. The project calls for 2,022 new market-rate and affordable rental and for-sale homes, as well as supportive housing for veterans and seniors. The plan would also include 10.3 acres of open space, a 120,000-square-foot public grade school, an 8,000-square-foot childcare facility, 16,000 square feet of recreational space for seniors, and an additional 67,000 square feet of retail space. A developer will be selected next year, according to Hochul’s office. The site spans nearly 50 acres and is generally bounded by the Cross Island Parkway to the north and east, Hillside Avenue to the south, and Winchester Boulevard to the west.

Below-grade work is progressing at 24–19 Jackson Avenue, the site of a 55-story residential skyscraper in the Court Square section of Long Island City, Queens. Designed by FXCollaborative and developed by Tavros Capital and Charney Companies in partnership with Incoco Capital, the 676-foot-tall structure is slated to yield 600 apartments and 10,000 square feet of retail space. The 18,000-square-foot property is bound by 45th Avenue to the north, Jackson Avenue to the southeast, and 23rd Street to the west.

Rendering Revealed for Arras Residential Development in Jamaica, Queens

A new rendering has been revealed for Arras, a forthcoming residential complex in Jamaica, Queens. Designed by Beyer Blinder Belle and developed by The Greater Jamaica Development Corporation, Gotham Organization, Monadnock Development, and Moses Sole Realty, the project will span more than 500,000 square feet across two 14-story structures. The development will yield 353 rental units and 72 affordable condominium units in studio- to three-bedroom layouts, as well as 5,000 square feet of ground-floor retail space, a 1,450-square-foot community facility, and a 150-vehicle parking garage. The property is bounded by 160th Street to the northeast, 90th Avenue to the northwest, and Parsons Boulevard to the southwest.

New renderings have been revealed for the 2.6-million-square-foot New Terminal One at JFK International Airport in Jamaica, Queens, along with details on its public art program. Designed by AECOM Tishman and Gensler and developed by The Port Authority of New York and New Jersey, the $9.5 billion structure is part of a $19 billion modernization and infrastructure overhaul for the 77-year-old facility, which is located along Jamaica Bay at the southern end of the Van Wyck Expressway.

Belmont Park Modernization Tops Out In Elmont, Nassau County

Governor Kathy Hochul recently joined officials from the New York Racing Association (NYRA), AECOM Tishman, Populous, and hundreds of union construction workers for a topping out ceremony at Belmont Park in Elmont, Nassau County. The event marked the placement of the final steel beam in a multi-year effort to transform the historic racetrack into a modern racing and entertainment venue. Led by NYRA in partnership with New York State, the $455 million project is one of the largest racetrack redevelopment efforts in the country.
