Construction is complete on Lucent33, a seven-story mixed-use building at 37-34 33rd Street in Long Island City, Queens. Designed by Andres Escobar and developed by George Xu under the 33rd Street Ventures LLC, the 75-foot-tall structure spans 64,984 square feet and yields 64 rental units in studio- to two-bedroom layouts with an average scope of 744 square feet, as well as 10,601 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and 32 enclosed parking spaces. The property is located between 37th and 38th Avenues.

Exterior work is progressing on 144-02 94th Avenue, a 15-story mixed-use hotel development in Jamaica, Queens. Designed by Michael Kang Architect and developed by Nehalkumar Gandhi under the Liverpool Realty LLC, the 150-foot-tall structure will yield 40,903 square feet, with 34,861 square feet designated for commercial space. Inside will be a total of 150 guest rooms, with an average unit scope of 232 square feet, as well as a cellar level. The project is located at the corner of 94th Avenue and Sean Bell Way.

95-25 Waltham Street Nears Completion in Jamaica, Queens

Construction is finishing up on 95-25 Waltham Street, a 16-story residential building in Jamaica, Queens. Designed by Angelo Ng + Anthony Ng Architects for Amar Marketing enterprise 2 LLC, the 158-foot-tall structure will yield 52 rental apartments with an average scope of 767 square feet, as well as a cellar level, a 30-foot-long rear yard, and 15 enclosed parking spaces. The project is situated on an interior lot between 95th and 97th Avenues.

Sutphin Senior Residence’s Façade Takes Shape at 97-04 Sutphin Boulevard in Jamaica, Queens

Façade work is taking shape on Sutphin Senior Residence, a 15-story all-affordable housing building at 97-04 Sutphin Boulevard in Jamaica, Queens, Designed by Bernheimer Architecture and developed by affordable housing developer Breaking Ground under the BG Sutphin Owner LLC, the structure will yield 173 apartments reserved for low-income seniors, including 52 supportive units for older formerly homeless adults with serious mental illness or substance use disorder. The remaining 121 units will be designated for adults aged 62 years or older, earning 50 percent or less than the area median income. The building will also contain a 15,000-square-foot health center operated by the Community Healthcare Network on the ground and cellar levels. The property is located at the intersection of Sutphin Boulevard and 97th Avenue.

Designed by JFA Architects & Engineers and developed by Joel Weiss of Heartfelt Townhouse Build under the 95th Avenues Equities LLC, the 254-foot-tall structure will span 720,248 square feet and yield 524 rental units with an average scope of 1,357 square feet, as well as 9,241 square feet of commercial space, a cellar level, and 338 enclosed parking spaces. The property is situated between 94th and 95th Avenues and Sutphin Boulevard, directly west of the recently finished 147-35 95th Avenue residential tower.

8 Court Square Completes Construction in Long Island City, Queens

Construction is is complete on 8 Court Square, a 20-story residential building in Long Island City, Queens. Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties under the 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. Cauldwell Wingate served as the general contractor for the property, which is alternately addressed as 27-10 44th Drive and is bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south.

The Frame Wraps Up Construction at 31-19 29th Street in Astoria, Queens

The ground-up development is located on an interior plot between 31st Avenue to the north and Broadway to the south.

30-33 29th Street Tops Out in Astoria, Queens

Designed by Z Architecture and developed by Neel Dvivedi under the 30-33 29th Street Realty LLC, the 70-foot-tall development will span 22,410 square feet and yield 33 rental units with an average scope of 679 square feet, as well as a cellar level, a 30-foot-long rear yard, and 17 open and 17 enclosed parking spaces. The property is located between 30th Avenue and 30th Drive on an interior lot.
