Construction Reaches Street Level at 18 West 55th Street in Midtown, Manhattan

Foundations have reached street level at 18 West 55th Street, the site of a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers under the 18 West 55th Street LLC, which purchased the property for $83 million in 2017, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The development sits on a formerly vacant interior lot next to the Peninsula Hotel between Fifth and Sixth Avenues.

Westchester IDA Grants Incentives Approval for Senior Housing Project at 136-140 Croton Avenue In Ossining

The Westchester County Industrial Development Agency has given its final approval for financial incentives to support the construction of a $44.5 million affordable housing project designed exclusively for seniors aged 62 and older. The project, called Crescent Manor Ossining, will occupy a currently vacant site located at 136-140 Croton Avenue in Ossining.

Phase Two of The Peninsula Affordable Housing Complex Breaks Ground in Hunts Point, The Bronx

Last week, development partners Hudson Companies, Gilbane Development Company, and MHANY Management Inc. celebrated the groundbreaking of Phase Two of The Peninsula in Hunts Point, The Bronx at the site of the former Spofford Juvenile Detention Center. The two-building development will offer 100-percent affordable housing, as well as commercial, community facility, and open space.

125 West 57th Street Continues to Ascend in Midtown, Manhattan

The 28th-tallest building on our annual year-end construction countdown is 125 West 57th Street, a 26-story commercial building currently rising along Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will yield 260,000 square feet with 185,000 square feet of Class A office space, 7,000 square feet of retail space, and an updated home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the land to the developers in 2017 for $150 million. Leading Builders Group is the general contractor for the property, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects‘ 111 West 57th Street.

25-01 Queens Plaza North Rises in Long Island City, Queens

Construction is rising on 25-01 Queens Plaza North, a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, which purchased the property for $63 million in 2021, the 311-foot-tall structure will yield 417 rental units with 124 reserved for affordable housing, as well as 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group will be responsible for installing nearly 12,5000 square feet of bricks and CMU blocks for the project, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

The affordable housing lottery has launched for 1000 Lorimer Street, a 10-story mixed-use building at 840 Lorimer Street in Greenpoint, Brooklyn. Designed by Richard Bienenfeld Architects and developed by Shabsi Parnes, the structure yields 74 residences. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,223 to $198,250.

Façade Installation Takes Shape on 2-20 and 2-21 Malt Drive in Hunters Point, Queens

At number 29 on our year-end countdown is 2-20 and 2-21 Malt Drive, a three-tower complex in the Hunters Point South master plan in Hunters Point, Queens. Designed by SLCE Architects and developed by TF Cornerstone, the development consists of a 34-story, 390-foot-tall structure with 575 units at 2-20 Malt Drive and a two-tower building at 2-21 Malt Dive with a 38-story, 440-foot-tall tower and a 25-story, 310-foot-tall sibling collectively housing 811 units. The project will span 1.43 million square feet and yield nearly 1,400 total units, with 30 percent designated for affordable housing, as well as around 25,000 square feet of retail space. Scape is the landscape architect and Bud North LLC and Bud South LLC are the general contractors for 2-21 and 2-20 Malt Drive, respectively, which will rise from a subdivided plot bound by 54th Avenue to the north, Newton Creek to the south, and 2nd Street to the west.

323 Bergen Street Nears Topping Out in Boerum Hill, Brooklyn

Construction is nearing topping out on 323 Bergen Street, a seven-story residential building in Boerum Hill, Brooklyn. Designed by GF55 Partners and developed and built by Avdoo Partners & Development under the Bergen Owner LLC, the 75-foot-tall structure will span 243,000 square feet and yield 105 condominium units with an average scope of 1,307 square feet, and 50 percent of the inventory will be reserved for affordable housing. The property stands on a large multi-parcel assemblage stretching 400 feet along Bergen Street between 3rd and 4th Avenues, with a narrower 45-foot frontage along Dean Street.

Weill Cornell Announces New Research Center at 1334 York Avenue on Manhattan’s Upper East Side

Weill Cornell Medicine has announced plans to expand its Upper East Side campus with the acquisition of five floors at 1334 York Avenue. The new space, which is currently occupied by Sotheby’s auction house, is located one block from Weill Cornell’s primary campus and will add some 200,000 square feet of research space, the institution’s largest expansion since the inauguration of the Belfer Research Building in 2014.
