NYU Langone Ambulatory Care Clinic’s Façade Nears Completion at 70 Atlantic Avenue in Cobble Hill, Brooklyn

Façade work is finishing up on the NYU Langone Ambulatory Care Clinic, a five-story medical facility at 70 Atlantic Avenue in the River Park master plan in Cobble Hill, Brooklyn. Designed by Perkins Eastman and developed in house by NY Langone Health, the 89-foot-tall structure spans 160,000 square feet. The site was formerly occupied by the 12-story The Long Island College Hospital, which was purchased by Fortis for $10.1 million in 2014 and subsequently demolished. Skanska USA Building is the general contractor for the property, which is alternately addressed as 339 Hicks Street and located at the corner of Atlantic Avenue and Hicks Street.

Excavation Work Progresses at 151-165 Broome Street on Manhattan’s Lower East Side

Excavation work is progressing at 151-165 Broome Street, the site of a two-building affordable housing complex on Manhattan’s Lower East Side. Designed by Handel Architects and developed by Grand Street Guild Housing Development Fund Company, Grand Street Guild East Housing Development Fund Company, Southeast Grand Street Guild Housing Development Fund Company, and Clinton Broome Development LLC, the project consists of the 15-story “Building 3-5” at 165 Broome Street and 16-story “Building 3-6” at 151 Broome Street, and will yield a combined total of 480 units. Monadnock Construction is the general contractor for the property, which is located within the Seward Park Extension master plan and bound by Broome Street to the north, Pitt Street to the east, and Clinton Street to the west.

Schwarzman Animal Medical Center’s Expansion Progresses at 510 East 62nd Street on Manhattan’s Upper East Side

Renovation and expansion work is underway on Schwarzman Animal Medical Center, a ten-story veterinary hospital at 510 East 62nd Street on Manhattan’s Upper East Side. Designed by Perkins + Will, the $70 million non-profit project was funded by the Langone and Tisch families, Annette de la Renta, and public campaigning, and will add 11,000 square feet to the existing 26,000-square-foot, 113-year-old structure. The property is bound by the FDR Drive to the east, East 61st Street to the south, York Avenue to the west, and East 62nd Street to the north.

Excavation Begins at 403 East 79th Street on Manhattan’s Upper East Side

Excavation is underway at 403 East 79th Street, a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the structure will yield 400,000 square feet of Class A space, with the Hospital for Special Surgery as the anchor tenant, occupying 200,000 square feet across the first eight levels. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the property, which is alternatively addressed as 1522 First Avenue and is located along First Avenue between East 79th and East 80th Streets.

Simone Healthcare Development Breaks Ground on 63,000-Square-Foot Urgent Care Facility in Centereach, Long Island

Developers and city officials recently celebrated the commencement of construction at 2112 Middle Country Road, the site of a new 63,000-square-foot ambulatory and urgent care center in Centereach, Long Island. Led by Simone Healthcare Development, an affiliate of Simone Development Companies, and Catholic Health, the project scope includes the conversion of an existing retail store into a multi-specialty practice offering primary care, women’s health, behavioral health, cardiology, neurosciences, and orthopedics, among other services.

One Clinton Nears Completion at 280 Cadman Plaza West in Brooklyn Heights

Work is nearing completion on One Clinton, a 36-story residential tower at 280 Cadman Plaza West in Brooklyn Heights. Designed by Marvel Architects for Hudson Companies, the 409-foot-tall structure yields 295,000 square feet with 134 residential units, a 9,000-square-foot STEM research center, and One Clinton Street Library, a new public library replacing the Brooklyn Heights Library that formerly occupied the site. Consigli & Associates, LLC is the general contractor for One Clinton, which stands on a narrow parcel bound by Clinton Street and Cadman Plaza West.

CHA Partners Complete Women’s Health Facility at 105-20 Rockaway Beach Boulevard in Queens

Developer CHA Partners recently celebrated the grand opening of Margaret O. Carpenter Women’s Health Center, a first-of-its kind specialty medical facility in Rockaway Beach, Queens. The facility is located at 105-20 Rockaway Beach Boulevard within the recently completed Rockaway Beach Medical Arts Complex.

Renderings from INOA Architecture are the first to reveal a new seven-story mixed-use building at 308 East 59th Street in Sutton Place, Manhattan. Located immediately next to the Queensboro Bridge onramp, the building will house a mix of hospital outpatient facilities with specialized medical spaces above.

328 East 61st Street Completes Construction on Manhattan’s Upper East Side

Construction is now finished on 328 East 61st Street, a six-story office building for Memorial Sloan Kettering on Manhattan’s Upper East Side. Designed by Daniel Goldner Architects and developed by LaSalle Investment Management, the low-rise edifice is located between First and Second Avenues with an architectural height of 82 feet tall and 72 feet to its roof. Inside the reinforced concrete structure is 61,740 square feet of newly built space, of which 49,750 square feet is dedicated to community facilities. William Macklowe Company recently sold its interest in the building for $95 million in mid-July. Cauldwell Wingate was the general contractor, DeSimone Consulting Engineers was the structural engineer, and 2L Engineering, D.P.C. handled the MEPs for the project.

Hoboken Zoning Board Approves Mixed-Use Development at 50 Harrison Street in Hoboken, New Jersey

The Hoboken Zoning Board of Adjustment has approved The Boundary, a 500,000-square-foot mixed-use development at 50 Harrison Street in New Jersey. The project will expand Mission 50, an existing co-working facility, to a new height of six stories.
