The cores of dense cities work best when they mix a variety of functions, such as residential, commercial, or office. This mixing allows for a round-the-clock pedestrian presence, ensuring that the streets do not empty out at any point of the day. The concept is taken literally to the next level when two independent functions are stacked one on top of another within the same building, like roommates sharing a bunk bed. This effectively puts two buildings on the same plot without resorting to narrow towers with small floorplates. Although generally rare, mixed-use skyscrapers have made their mark upon Manhattan, starting with the famed Waldorf-Astoria, which combined hotel rooms at the bottom with apartments on top in 1931. Now, the city’s first major mixed-use tower has risen outside of Manhattan. The 31-story, glass-and-concrete slab at 29-11 Queens Plaza North in Long Island City, has seen construction virtually wrapped up at the time of this writing. Its lower 15 floors house the Marriott Courtyard Long Island City hotel, with the 135-unit residential complex called the Aurora sitting on the floors above.
It’s been over a year since YIMBY revealed 15 East 30th Street, the 750-foot condo tower under construction between Fifth and Madison avenues in NoMad. Now, we have a fresh rendering of the building, which was posted on the construction fence yesterday.
Construction has reached street level at the site of a planned 25-story, 368-unit mixed-use building at 210 Livingston Street, in Downtown Brooklyn. A photo of the progress was posted to the YIMBY Forums by Tectonic. Under development is a 405,002-square-foot project that will feature nearly 20,000 square feet of retail on the ground and cellar levels. Residential units will begin on the third floor and should average 825 square feet apiece. The apartments will be rentals, and 74 of them will rent at below-market rates through the affordable housing lottery. Amenities include a 130-car underground garage, storage for 184 bikes, “accessory amenity spaces” on the second floor, outdoor terraces on the second and 15th floors, and a lounge on the 15th floor. Benenson Capital Partners and Rose Associates are the developers, while Handel Architects is behind the architecture. Completion is expected in late 2017.
The 36-story, 372-unit residential tower being constructed at 225 East 39th Street, located on Tunnel Exit Street between East 39th and 40th streets in Murray Hill, has topped out since YIMBY’s last update in February, when the structure was 16 stories above street level. Curtain wall installation is now underway on the structure, as seen in photos posted to the YIMBY Forums by Tectonic. The building measures 373,248 square feet in its entirety, and its residential units, which will be rental apartments, should average 922 square feet apiece. Twenty percent of the units, or 75, will rent at below-market rates through the affordable housing lottery. Amenities include a fitness center, a children’s playroom, tenant lounges, a café, a library, a landscaped courtyard, and a recreational area on the 35th floor. Fisher Brothers is the developer, and Handel Architects is behind the architecture. Completion can probably be expected later this year.
Cornell Tech’s 26-story, 250-unit Passive House residential building, dubbed CornellTECH Residential and being built as part of Cornell’s 10-building Roosevelt Island campus project, has now topped out and is receiving its façade. The student and faculty dormitory is roughly 70 percent complete, according to a Curbed NY report. The unit configurations range from studios to three-bedrooms, and amenities include a fitness center and a lounge/dining area with a kitchen on the 26th floor. Handel Architects is behind the design of the residential building, which is set to be the largest Passive House structure in the world.
