Jeff Koons Assembles Possible Development Site At 624 West 52nd Street, Hell’s Kitchen

Artist Jeff Koons has acquired the three-story commercial building at 624 West 52nd Street, near the Hudson River in Hell’s Kitchen, for $12.7 million. Koons also owns the lots at 620-622 West 52nd Street, after picking them up this past May for a total of $11 million. The assemblage boasts nearly 50,200 square feet of development potential, although plans for the properties are not known.


222 East 44th Street

Planned 42-Story, 429-Unit Building At 222 East 44th Street Receives Financing, Midtown East

BLDG Management Company has landed a $254 million construction loan for their planned mixed-use project spanning 212-222 East 44th Street, in Midtown East, per Commercial Observer. YIMBY reported on the project’s design competition earlier in 2015, and a 42-story, 429-unit building is planned, with 87 apartments to be set aside as lottery-allocated housing. On the ground floor, 7,160 square feet of retail space is planned.


438 East 12th Street

Excavation Begins At 438 East 12th Street, Site of Six-Story, 82-Unit Mixed-Use Building, East Village

Excavation has kicked-off at the block-thru site at 438 East 12th Street, in the East Village, where Douglas Steiner plans a six-story, 82-unit mixed-use building, according to EV Grieve. The building will measure a total 117,170 square feet, which includes ground-floor retail and community space spanning 8,375 and 960 square feet, respectively. The condominium units will average 1,315 square feet each, and S9, an affiliate of Perkins Eastman, is designing. Completion is slated for mid-2017.


520 West 41st Street

Demolition Begins At 520 West 41st Street, Site Of 106-Story Mixed-Use Tower, Midtown West

Earlier this year, Silverstein Properties paid roughy $100 million for a car dealership at 520 West 41st Street, aka 514 Eleventh Avenue, in Midtown West. Last summer, YIMBY revealed plans for an 106-story, 1,400-unit mixed-use tower at the site (currently traversing ULURP). Although the proposed 1.685 million square-foot building has yet to be approved, Curbed reports demolition of the existing low-rise commercial building has begun.


315 West 35th Street

14-Story Building At 315 West 35th Street Slated For Condo Conversion, Garment District

Isaac Chetrit and Jacob Aini have won a bid to acquire the 14-story, 63,000 square-foot commercial property at 315 West 35th Street, in the Garment District, for $43 million. The new owners plan to convert the vacant building into residential condominiums. The building was placed up for auction after the previous owner, developer Aaron Chitrik, defaulted on the property’s mortgage, according to The Real Deal.
