Expansion Topped-Out At 92 Morningside Avenue, Restored 75 Rental Units, Harlem

Construction is well underway to restore and expand the formerly burnt-out seven-story building at 92 Morningside Avenue, in central Harlem, to 10 stories and 75 market-rate rental units. The building, three blocks away from the 125th Street stop serviced by the A, B, C and D trains, appears to be topped-out, according to Harlem+Bespoke. Renaissance Realty Group is developing. ND Architecture & Design is designing, and the project will probably be finished by 2016.

Five-Story, Two-Unit Residential Building Planned At 498 West 130th Street, Manhattanville

Melody Development has filed applications for a five-story, two-unit residential building at the vacant lot at 498 West 130th Street, in Manhattanville, a few blocks east of the 125th Street station for the 1 train. The building will measure nearly 3,900 square feet, with one unit occupying the ground floor and the second spanning floors two through five. Ashraf Ali, head of Architectural Design Solutions, is the applicant of record.


520 5th avenue

Ceruzzi Properties To Acquire 520 Fifth Avenue, 71-Story Mixed-Use Tower Planned, Midtown

Last December, Thor Equities filed applications for a 71-story, nearly 353,600 square-foot mixed-use tower at 520 5th Avenue, in Midtown, and now Ceruzzi Properties has agreed to acquire the site for $325 million, according to Commercial Observer. The new owner plans to proceed with previous plans, which will feature three stories of retail, followed by 208 hotel rooms up to the 24th floor, and 145 residential units in the upper reaches of the tower.


23 3rd Avenue

Development Site At 23 Third Avenue Set to Trade Hands For $50 Million, East Village

Arthur Shapolsky is set to acquire the development assemblage consisting of 23-27 Third Avenue and 3 St. Marks Place in the East Village, across the street from Astor Place. The properties, set to trade for roughly $50 million, are currently occupied by a three-story townhouse and some retail structures. The site could accommodate a new building of 41,500 square feet, though plans have not yet been disclosed.

Interior Renderings Revealed Of 41-Story Mixed-Use Tower At 1 West End Avenue, Lincoln Square

In December, YIMBY revealed renderings of Silverstein’s and El-Ad Properties’ 41-story, 365-unit mixed-use building planned for 1 West End Avenue, in Lincoln Square, and now Curbed has renderings of the building’s interior, which is being designed by Jeffrey Beers. Foundation work is currently underway at the site, and completion is slated for 2017. The Pelli Clarke Pelli-designed building will feature an affordable residential portion in its eight-story stone-clad base, and retail space is planned on the ground floor.
