Demolition Progresses at 255 East 77th Street on Manhattan’s Upper East Side

Kicking off our annual end-of-year countdown of the 31 tallest projects underway in New York is 255 East 77th Street, a forthcoming 36-story residential tower on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Naftali Group, the 475-foot-tall structure will yield 170,481 square feet with 55 units, as well as 3,861 square feet of retail space, two cellar levels, and 33 enclosed parking spaces. Alba Services is the general contractor for the property, which is alternately addressed as 1481 Second Avenue and located at the corner of Second Avenue and East 77th Street.

Seaport Residences Remains Stalled at 161 Maiden Lane in Financial District, Manhattan

Kicking off our annual Turkey Week rundown of notable stalled projects is Seaport Residences, a 60-story residential skyscraper at 161 Maiden Lane along the border of Lower Manhattan’s Financial District and the South Street Seaport District. Designed by Hill West Architects and developed by Fortis Property Group, the 670-foot-tall tower has been on hold since sometime in late 2020, and its future remains uncertain. The 200,000-square-foot structure is planned to yield 80 units with interiors by Groves & Co. Ray Builders was the latest contractor for the property, which is located on a narrow rectangular site bound by South Street and Maiden Lane.

Foundation Work Begins for RAMSA’s 14 Fifth Avenue in Greenwich Village, Manhattan

Foundation work is underway at 14 Fifth Avenue, the site of a 19-story residential building in Greenwich Village. Designed by Robert A.M. Stern Architects and Hill West Architects and developed by Madison Realty Capital, which purchased the 5,255-square-foot plot for $27.5 million in 2015, the 241-foot-tall structure will yield 20 condominium units. CM & Associates is the general contractor for the property, which is located between East 8th and East 9th Streets, just north of Washington Square Park.

Pilings Underway for 731-Foot Skyscraper at 43-30 24th Street in Long Island City, Queens

Below-grade work is progressing at 43-30 24th Street, the site of a 66-story residential skyscraper in Long Island City, Queens. Designed by Hill West Architects and developed by Carmel Partners, the 731-foot-tall tower will yield 921 units spread across 838,000 square feet and 17,400 square feet of ground-floor retail space. The developer purchased the 79,250-square-foot full-block parcel from Stawski Partners for $200 million in March 2022 and secured a $364 million construction loan from Wells Fargo to complete the project. Carmel Construction East is the general contractor for the property, which is bound by 43rd Avenue to the north, 44th Road to the south, 24th Street to the east, and 23rd Street to the west.
