85 Tenth Avenue’s Façade Restoration Wraps Up in Chelsea, Manhattan

Façade restoration work is wrapping up on 85 Tenth Avenue, an 11-story commercial building along the border of West Chelsea and the Meatpacking District. Originally designed by Albert G. Zimmerman and Associates and constructed in 1913 as a Nabisco factory, the structure now yields 635,000 square feet of office space managed by Related Companies and Vornado Realty Trust, as well as 40,500 square feet for a ground-floor restaurant. Archstone Builders is the general contractor for the project, which is bound by West 16th Street to the north, West 15th Street to the south, Tenth Avenue to the east, and West Street to the west.

405 Park Avenue’s Demolition Continues in Midtown East, Manhattan

Demolition is progressing at 405 Park Avenue, the site of a possible new skyscraper in Midtown East, Manhattan. Though original plans called for a renovation and addition atop the existing 17-story occupant, full demolition permits were issued for the structure in January 2021. MRP Realty is the owner and Titan Industrial SVC Corp. is the demolition contractor for the property, which is located at the corner of Park Avenue and East 54th Street.

Elijah Equities and JLL have revealed a pair of duplex penthouse office suites at 520 West 20th Street in Manhattan, following a major renovation and expansion of the former industrial building. Located on the western edge of Chelsea, the 100,000-square-foot property was transformed by Morris Adjmi Architects to suit gallery and enterprise commercial tenants.

Work Progresses on The Elisa at 251 West 14th Street in Chelsea, Manhattan

Construction is progressing on The Elisa, an 11-story residential building at 251 West 14th Street in Chelsea. Designed by Isay Weinfeld Architects, the structure will yield 25 condominium units in one- to three-bedroom layouts with sales and marketing led by Bianca D’Alessio, Christian Haag, and Mia Calabrese of Nest Seekers and SERHANT. Prices range from $1.45 million to $5 million, while the four-bedroom penthouse price tag has yet to be announced. Pizzarotti is the general contractor for the property, which is located between Seventh and Eighth Avenues, near the intersection of the West Village and the Meatpacking District.

155-165 West 29th Street Tops Out in Chelsea, Manhattan

Construction has topped out on 155-165 West 29th Street, a 17-story self-storage facility in Chelsea, Manhattan. Designed by Mancini Duffy and developed by Highland Development Ventures and The Davis Companies, the 223-foot-tall structure will yield 180,000 square feet with 6,300 storage units. Cauldwell Wingate is the general contractor and McNamara Salvia is the structural engineer for the property, which is located between Sixth and Seventh Avenues.

241 West 28th Street’s Brick Façade Nears Completion in Chelsea, Manhattan

Façade work nears completion on 241 West 28th Street, a pair of 22-story residential buildings in Chelsea, Manhattan. Designed by COOKFOX and developed by MAG Partners, Atalaya, Safanad, and Qualitas, the 400,000-square-foot complex is aiming for LEED Silver certification and will yield 480 units with 30 percent reserved for low- and middle-income households, as well as 8,500 square feet of ground-floor retail space. Urban Atelier Group is the general contractor for the property, which is located between Seventh and Eighth Avenues with frontage on both West 28th and 29th Streets.

Curtain Wall Installation Begins on FIT’s New Academic Building at 220 West 28th Street in Chelsea, Manhattan

Façade installation has begun on Fashion Institute of Technology‘s New Academic Building, a ten-story structure at 220 West 28th Street in Chelsea, Manhattan. Designed by SHoP Architects, the 110,000-square-foot facility is planned to achieve LEED Gold certification and will feature new classrooms, administrative offices, review and exhibition spaces, and a student quad illuminated by skylights. EE Cruz & Company did the foundations and Forte Construction Corp. is serving as the general contractor for the property, which is located between Seventh and Eighth Avenues.

278 Eighth Avenue Passes Halfway Mark in Chelsea, Manhattan

Construction has passed the halfway mark on 278 Eighth Avenue, a 14-story mixed-use building in Chelsea, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Chelsea 23rd Realty Corporation, an LLC affiliated with JJ Operating, the 175-foot-tall structure will yield 132,700 square feet with 190 rental apartments and multiple levels of retail space. Square Mile Capital and Pacific Western Bank provided $183 million in construction financing for the project. Leeding Builders Group is the general contractor for the property, which is located along Eighth Avenue between West 23rd and West 24th Streets.

44-54 Ninth Avenue’s Vertical Expansion and Renovation Progresses in Chelsea, Manhattan

Construction is progressing on 44-54 Ninth Avenue, an eight-story commercial expansion project above a row of landmarked townhomes on the border of Chelsea, the Meatpacking District, and the West Village. Designed by BKSK Architects and developed by Tavros Capital, the new structure will stand 102 feet tall and yield offices and ground-floor retail space. Mepa Realty is the owner and Broadway Construction is the general contractor for the property, which is alternatively addressed as 351-355 West 14th Street and is located at the corner of Ninth Avenue and West 14th Street.
