Tower 77’s Façade Wraps Up at 77 Commercial Street in Greenpoint, Brooklyn

Exterior work is nearing completion on Tower 77, a two-tower residential development at 77 Commercial Street in Greenpoint, Brooklyn. Designed by CetraRuddy and developed by Clipper Equity, the architecturally identical 30- and 40-story towers will collectively yield 811,000 square feet and 520 rental units, with 200 designated for affordable housing. The 331- and 429-foot-tall reinforced concrete superstructures both sit atop a seven-story podium that will contain 25,000 square feet of retail space and a 300-vehicle below-grade parking garage. Ray Builders is the general contractor and Hatfield Group is the façade consultant for the property, which is located next to the Greenpoint Landing master plan near the intersection of Commercial and Box Streets.

North Brooklyn Community Boathouse Stands Topped Out At 51 Ash Street in Greenpoint, Brooklyn

The North Brooklyn Community Boathouse currently stands topped out at 51 Ash Street in Greenpoint, Brooklyn. Designed by Jeffrey Kamen Architect and developed by a non-profit organization formerly known as the North Brooklyn Boat Club, the ground-up 60-foot-tall, five-story, 18,106-square-foot structure will feature a 9,856-square-foot hotel component with 11 rooms and an 8,250-square-foot community facility. Brooklyn Construction Group is the general contractor for the project, which is located on a narrow strip of land along Ash Street between Newtown Creek and the Pulaski Bridge.

Work Steadily Moves Along At 175 Huron Street in Greenpoint, Brooklyn

Construction is steadily progressing at 175 Huron Street in Greenpoint, Brooklyn. Designed by Anthony Cucich Architect and developed by Polaris Investment One LLC, the ground-up five-story structure will yield a total of three residential units. NY Proconstruction Inc. is listed as the general contractor for the property, which is situated on an interior lot between Manhattan Avenue to the west and McGuinness Boulevard to the east.

68 Commercial Street Rises in Greenpoint, Brooklyn

A small low-rise structure is being built at 68 Commercial Street in Greenpoint, Brooklyn. Plans call for an expansion of the existing 25-foot-tall, 3,385-square-foot, one-story property into a 35-foot-tall, 6,213-square-foot, two-story building designed by Zrinsky Architecture PC and developed by Intercraft Developments Inc., yielding 1,520 square feet of ground-floor commercial space, a single residential unit on the second floor spanning 4,733 square feet, a 30-foot rear yard, and one enclosed parking space. Parsons Construction Inc. is the general contractor for 68 Commercial Street, which is rising from a 2,389-square-foot interior lot measuring only 70 feet wide and sits by the confluence of Box and Commercial Streets.

Housing Lottery Launches for 540 Graham Avenue in Greenpoint, Brooklyn

The affordable housing lottery has launched for 540 Graham Avenue, a five-story mixed-use building in Greenpoint, Brooklyn. Designed by Issac & Stern Architects and developed by Greenline Real Estate, the structure yields 25 residences, 13 parking spaces, and ground-floor retail space. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $99,086 to $165,230. One-bedroom tenants get one month free rent and studio tenants get two months free rent.

Construction Wraps on Six-Story, 44-Unit Residential Project at 50 Greenpoint Avenue, Greenpoint

Construction is now wrapping, at least on the exterior, of the six-story, 44-unit residential building under development at 50 Greenpoint Avenue, located on the corner of West Street in Greenpoint. A photo posted to the YIMBY Forums offers a glimpse of the project in its final stages, a stark difference from when YIMBY stopped by in November of 2015. The latest building permits list the project at 51,534 square feet, which means its residential units, condominiums ranging from one- to three-bedrooms, should average 1,171 square feet apiece. Amenities include a 23-car underground garage, a recreation space behind the building, and “indoor recreation rooms” on the ground floor. Oren Evenhar is the developer and Karl Fischer’s SoHo-based firm is behind the architecture. A sales office will open in September.

Construction Complete on Six-Story, 93-Unit Affordable Residential Project at 21 Commercial Street, Greenpoint

Construction has been completed on the six-story, 93-unit mixed-use building at 21 Commercial Street, in northern Greenpoint. The update is possible thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project, officially dubbed 7 Bell Slip, encompasses 88,706 square feet. It will include 2,557 square feet of ground-floor retail space, followed by residential units on the floors above, 92 of which will rent at below-market-rates through the affordable housing lottery. The apartments will range from studios to two-bedrooms and should average 887 square feet apiece. Amenities include laundry facilities, storage for 47 bikes, and a fitness center. The project is being built as part of the 10-building, 5,500-unit mixed-use mega-development Greenpoint Landing. Park Tower Group and L+M Development Partners developed 21 Commercial Street, and Handel Architects designed it.

Five-Story, 13-Unit Residential Project Tops Out at 160 West Street, Greenpoint

Construction has topped out and façade installation is underway on the five-story, 13-unit residential project under development at 160 West Street, located on the corner of Huron Street in Greenpoint. The update is possible thanks to photos posted to the YIMBY Forums. The latest building permits indicate the new building, dubbed the Gibraltar, measures 16,198 square feet in its entirety. Its residential units, condominiums, should average 1,241 square feet apiece, ranging from one- to two-bedrooms. Amenities include an eight-car parking garage and bike storage, and some of the condos include private terraces. Since the site is subject to flooding, the ground floor won’t contain any apartments and the building’s mechanical equipment will be elevated. Saddle Rock Equities is the developer and Eisner Design is behind the architecture. Completion is expected later this year.

39-Story, 640-Unit Mixed-Use Tower Rises to 16th Floor at 10 Huron Street, Greenpoint

Since standing four stories in height back in May, the 39-story, 640-unit mixed-use complex under development at 10 Huron Street and 19 India Street, in Greenpoint, has grown 12 stories, as seen in photos taken earlier this month by NY Construction Photography. The main tower will eventually climb to 392 feet above street level, with the entire complex to measure 716,982 square feet. There will be 19,324 square feet of ground-floor retail and 3,802 square feet of medical offices. The floors above will host the residential units, averaging 894 square feet apiece, of which 20 percent (128 units) will rent at below-market rates through the affordable housing lottery. The residential amenities are listed in YIMBY’s previous update. Mack Real Estate Group and Palin Enterprises are the developers. Ismael Leyva Architects is behind the design and completion is expected by 2018.
