A new rendering has been revealed for 485 Fulton Street, a forthcoming 27-story mixed-use residential building in Downtown Brooklyn. Designed by Kao Hwa Lee Architects and developed by Borough Developers, the structure will yield 396 units and 13,000 square feet of ground-floor retail. The 33,133-square-foot property is located at the corner of Fulton and Lawrence Streets and comes with up to 356,369 square feet of zoning floor area.

Dyer Avenue Deck-Over Progresses for PABT Redevelopment in Midtown West, Manhattan

Construction is continuing on the deck-over of Dyer Avenue for the redevelopment of the Port Authority Bus Terminal in Midtown, Manhattan. Designed by Lord Norman Foster of Foster + Partners and Epstein (A. Epstein and Sons International) as a joint venture for the Port Authority of New York and New Jersey (PANYNJ), the $10 billion master plan will replace the 74-year-old, 2.1-million-square-foot structure with a modern, higher capacity terminal to better serve its hundreds of thousands of daily commuters. The property spans two city blocks between Eighth and Ninth Avenues and West 40th and 42nd Streets.

The sites are located between Newtown Creek to the north, Freeman Street to the south, Manhattan Avenue to the east, and West Street to the west, and are all within walking distance of the G train at the Greenpoint Avenue station.

Façade installation is progressing on Lucien, a 35-story residential tower at 303 East 44th Street in Midtown East, Manhattan. Designed by ODA Architects and developed by Bruklyn Builders, the 470-foot-tall structure will span 89,043 square feet and yield 131 rental units along with 8,006 square feet of commercial space. The property is located on an interior lot between First and Second Avenues.

56-12 Roosevelt Avenue Nears Topping Out in Woodside, Queens

Construction is about to top out on 56-12 Roosevelt Avenue, a six-story mixed-use residential building in Woodside, Queens. Designed by Xiaohong Zhao of Ameriland Brook LLC for Danny Chang of 5612 Management LLC, the 65-foot-tall structure will span 9,552 square feet and yield nine rental units with an average scope of 764 square feet. The project will also include 2,047 square feet of commercial space, 625 square feet of community facility space, and a 35-foot-long rear yard, according to permits filed last year. The property is located between 56th and 57th Streets.

750 Third Avenue’s 639-Unit Residential Conversion Progresses in Midtown East, Manhattan

Work is progressing on the office-to-residential conversion of 750 Third Avenue, a 34-story tower in Midtown East, Manhattan. Designed by Gensler and developed by SL Green Realty, the $805 million project will span 761,384 square and yield 639 rental units. The building will also contain ground-floor retail and a collection of amenities. The property is bounded by Third Avenue and East 46th and East 47th Streets.

Plans Approved For The Frances At 100-12 Queens Boulevard in Forest Hills, Queens

The City Planning Commission has approved The Frances, a 21-story mixed-use residential building at 100-12 Queens Boulevard in Forest Hills, Queens. Designed by Fogarty Finger and developed by Benenson Capital Partners, the nearly 280,000-square-foot structure will yield 390 rental units, with 100 designated as affordable housing. The project will also include roughly 16,200 square feet of retail and will introduce upgrades to the surrounding infrastructure. The 26,000-square-foot property is bounded by 67th Avenue and 67th Road and features 260 feet of frontage along Queens Boulevard.

Renderings Reveal Ritz-Carlton Residences Conversion of Hotel Bossert in Brooklyn Heights

New renderings have been revealed for The Ritz-Carlton Residences, Brooklyn Heights, a 15-story residential building at 98 Montague Street in Brooklyn Heights. Designed by SLCE Architects and developed in a joint venture between Marriott International and SomeraRoad, the project will convert the historic Hotel Bossert into 62 condominium units. The building will also contain a ground-floor restaurant by Danny Meyer. The property is located at the southeast corner of Montague and Hicks Streets.

Exterior work is progressing on 200 West 88th Street, an 18-story residential tower on Manhattan’s Upper West Side. Designed by Robert A. M. Stern Architects and developed by Nortco Development, the 215-foot-tall structure will span 114,000 square feet and yield 36 condominium units in three- to five-bedroom layouts. The project will also contain ground-floor retail space and enclosed parking spaces on the second level. The property is alternately addressed as 568-574 Amsterdam Avenue and located at the southwest corner of West 88th Street and Amsterdam Avenue.

Two-Tower Second Phase of Flushing Commons Breaks Ground in Flushing, Queens

Work broke ground yesterday morning on phase two of Flushing Commons, a multi-tower mixed-use residential complex at 37-10 138th Street in Flushing, Queens. Designed by Handel Architects and developed in a public-private partnership between F&T Group and the New York City Economic Development Corporation (NYCEDC) and the YMCA of Greater New York, the phase will deliver two buildings, the tallest of which will stand 18 stories, yield 156 condominium units paired with residential amenities, nearly 132,000 square feet of ground-floor retail and dining space, 123,000 square feet of office space, and a 63,000-square-foot YMCA. The project will also include a 1.3-acre public plaza with an amphitheater as part of the master plan designed by Perkins Eastman.
