Senior Housing Conversion of The Three Arts Club Begins At 340 West 85th Street on Manhattan’s Upper West Side

Construction is underway at the Three Arts Club, an eight-story residential building at 340 West 85th Street on Manhattan’s Upper West Side. Designed by Curtis + Ginsberg Architects for the West Side Federation for Senior and Supportive Housing (WSFSSH), the project will transform the structure’s 125 single-room occupancy units into 61 permanently affordable homes for low-income senior citizens. The property is located between West End Avenue and Riverside Drive.

Applications Filed For 1,090-Foot Supertall At 310 Greenwich Street in Tribeca, Manhattan

Plans have been revealed for a 1,090-foot supertall residential skyscraper at 310 Greenwich Street in Tribeca, Manhattan. Designed by Morris Adjmi Architects and developed by Vornado Realty Trust and Stellar Management, the 72-story structure is slated to span 705,309 square feet and yield 976 units, including an affordable housing component. The project team recently submitted an Environmental Assessment Statement to the Department of City Planning for the property, which is dubbed Parcel 3C and located near the southwest corner of Greenwich and Harrison Streets.

Modera Garden State Plaza Redevelopment Breaks Ground In Paramus, New Jersey

Construction is underway on phase one of Modera Garden State Plaza, a mixed-use complex by the Westfield Garden State Plaza mall in Paramus, New Jersey. Designed by Rogers Partners Architects and developed by a joint venture between Unibail-Rodamco-Westfield and Mill Creek Residential, the project will consist of two five-story structures yielding 575 market-rate apartments under Mill Creek’s Modera brand. The development will also include nearly 50,000 square feet of retail space, a 1-acre town square park, new public green space, and parking with electric vehicle charging stations.

497-Unit Tower Rises at 6208 8th Avenue in Sunset Park, Brooklyn

Construction is rising on 6208 Eighth Avenue, a 28-story mixed-use building in Sunset Park, Brooklyn. Designed by Raymond Chan Architect and developed by a joint venture between Watermark Capital and Rubin Equities, the structure will yield 497 units and 100,000 square feet of ground-floor retail space. A portion of the apartments will be reserved for affordable housing. The property is located between 61st and 64th Streets.

Beekman Tops Out At 401 East 51st Street in Turtle Bay, Manhattan

Construction has topped out on Beekman, a 29-story residential building at 401 East 51st Street in the Turtle Bay section of Midtown East, Manhattan. Designed by Selldorf Architects and developed by CBSK Developers, the 358-foot-tall structure will yield 83 condominium units in studio- to three-bedroom layouts, two full-floor penthouses, and an exclusive three-story townhouse with it’s own private garage along East 51st Street, and 3,465 square feet of ground-floor commercial space. The property is alternately addressed as 930 First Avenue and located at the northeast corner of First Avenue and East 51st Street.

Renderings Revealed for Emmet Building’s Residential Conversion At 95 Madison Avenue in NoMad, Manhattan

New renderings have been revealed for the residential conversion of the Emmet Building, a 16-story Gothic Revival office tower at 95 Madison Avenue in NoMad, Manhattan. Designed by FXCollaborative and developed by Sunlight Development, the project will convert the building’s 150,000 square feet into 65 condominium units in one- to five-bedrooms layouts, including the exclusive Emmet Penthouse. Work will also include the restoration of the 114-year-old structure’s ornamental limestone façade. The property is located at the southeast corner of Madison Avenue and East 29th Street.

Petersen Commons Breaks Ground At 1440 Rahway Avenue in Woodbridge Township, New Jersey

Construction recently broke ground on Petersen Commons, a three-story residential building at 1440 Rahway Avenue in the Avenel neighborhood of Woodbridge Township, New Jersey. Designed by Thriven Design and developed by Pennrose, the structure will yield 60 affordable units in one- to two-bedroom layouts for senior veterans 55 and older. The project will also include a superintendent’s residence. The property is located along County Road 514 between Randolph and Omar Avenues, directly south of the 101-unit Greens at Avenel affordable housing complex.

2 World Trade Center Resumes Construction in Financial District, Manhattan

Construction is preparing to restart at 2 World Trade Center, a 55-story supertall office skyscraper in Manhattan’s Financial District. Designed by Norman Foster of Foster + Partners and developed by Silverstein Properties, the 1,226-foot-tall structure is the final component of the 16-acre World Trade Center complex and is slated to yield 1.95 million rentable square feet, with American Express as the anchor tenant. The full-block property is bounded by Vesey Street to the north, Fulton Street to the south, Church Street to the east, and Greenwich Street to the west.

Foundations Underway at 57 Fourth Avenue in NoHo, Manhattan

Construction is underway at 57 Fouth Avenue, the site of a ten-story residential building in NoHo, Manhattan. Designed by BKSK Architects and developed by Ilyas Abayev under the 101 E 9 Holdings LLC, the 115-foot-tall structure will span 33,086 square feet and yield 15 condominium units with an average scope of 1,731 square feet. The project will also include ground-floor retail space. The property is alternately addressed as 101 East 9th Street and located at the corner of 4th Avenue and East 9th Street.

New Renderings Revealed For Wrey At 222 Broadway in Financial District, Manhattan

New renderings have been revealed for Wrey, a 31-story office-to-residential conversion at 222 Broadway in Lower Manhattan’s Financial District. Designed by CetraRuddy and developed by TPG Real Estate and GFP Real Estate, the project will transform the structure’s 770,416 square feet into 788 rental apartments and 40,000 square feet of commercial space. The $43.6 million overhaul will also involve the partial re-cladding of the midcentury façade and the construction of a 40-foot extension atop the roof, bringing the total height to 430 feet, according to permits. The property is bounded by Ann Street to the north, Fulton Street to the south, and Broadway to the west.
