Demolition Prep Underway for 47-Story Skyscraper at 205 Montague Street in Brooklyn Heights

Crews are prepping for demolition at 205 Montague Street, the site of a 47-story residential skyscraper in Brooklyn Heights. Designed by Hill West Architects and developed by Jonathan Landau of Landau Properties, the 672-foot-tall structure will span 529,597 square feet and yield 90 rental apartments and 46 condominium units with an average scope of 2,100 square feet. The $500 million project will also include nearly 40,000 square feet of retail space, multiple cellar levels, and more than 100 enclosed parking spaces. The 19,000-square-foot property is located at the northwest corner of Montague Street and Cadman Plaza West.

Edifice Partners LLC has secured $19 million in financing for the Edifice Portfolio, a group of five renovated multifamily properties located in Brooklyn. The Edifice Portfolio consists of 42 residential units spread across five pre-war buildings at 431–433 Wythe Avenue and 313 South 4th Street in Williamsburg, and 19–21 Columbia Place in Brooklyn Heights. JLL Capital Markets arranged the financing from City National Bank.

Developed by Rockrose Development with SLCE Architects as the architect of record, the $207.6 million project involves the construction of three new structures as well as the office-to-residential conversion and four-story expansion of 176 Remsen Street. The complex will yield 747 apartments, ground-floor retail, and a below-grade parking garage for 131 cars and 375 bikes. The property is composed of five parcels spanning between Remsen and Joralemon Streets.
