YIMBY’s 2018 Mid-Year Pipeline Report Shows Surge In New Development Filings With YTD Unit Count Increasing 67.5% Over 2017

While YIMBY normally covers aggregate new building applications on an annual basis, this year, we have released our first mid-year pipeline report, and the results are surprisingly positive. After two years of declining applications following the frenzies of 2014 and 2015, the preliminary numbers for 2018 appear to be signaling a major uptick in activity. Year-over-year filings of new residential units have grown substantially, rising from 9,134 in the first six months of 2017, to 15,305 in 2018 — an increase of 67.5%.

JEMB Secures $235 Million Construction Loan for One Willoughby Square in Downtown Brooklyn

In the heart of downtown Brooklyn, just off of Flatbush Avenue and adjacent to the City Point complex, One Willoughby Square, also known as 1WSQ or 420 Albee Square, is now on track to become the tallest Class A office tower in Brooklyn. A $235 million construction loan has now been approved and secured from Otera Capital, a Canadian real estate lending company. JEMB is the developer of the upcoming office project.

Construction at Extell’s 138 Willoughby, aka Brooklyn Point, is moving along quickly, with concrete now at the tenth floor. Once opened, the skyscraper will complete the City Point mega-development in Downtown Brooklyn. The mixed-use multi-building expansion has already produced two residential towers and a 600,000 square foot retail space with a food market, grocery store, event space, and movie theater.

The debate regarding 80 Flatbush Avenue continues. While the project would rise across the street from what had long been Brooklyn’s tallest tower at One Hanson Place, its opponents’ attacks have escalated following YIMBY’s report on a poll showing a 3:1 margin of support, with the NIMBY group behind its creation and deletion accusing “foreign bots” of meddling in the outcome. Today, however, comes another marker of broad community support, as we have word that the Arab American Family Support Center (AAFSC) has officially endorsed the mixed-use development.

Brooklyn NIMBYs Remove Online Poll After Broad Public Support Confirmed for Schools and Housing at 80 Flatbush Avenue

New York’s NIMBYs rarely choose battles worth fighting, needlessly and maliciously bogging down the process of new development in many of the city’s neighborhoods. But one of the more vindictive melees now taking place is being fought over 80 Flatbush Avenue, a pair of mixed-use buildings that would add substantially to Brooklyn’s housing stock, promising 900 new apartments, office space, retail and cultural amenities, and two schools totaling 700 seats. After launching a website, NIMBYs opposing the project have doubled down on their regressive bottom line, deleting a poll they themselves had created, after a 3:1 voting margin in favor of the proposal threatened to undermine a message without merit.
