GPB Realty Capital To Acquire Development Site At 215 Schermerhorn Street, Downtown Brooklyn

Earlier this spring, the development site at 211-215 Schermerhorn Street, in Downtown Brooklyn, was placed on the market for $30 million, and now GPB Realty Capital is in contract to purchase the property. Neither the price nor the future plans have been disclosed, although a 75,000 square-foot residential or hotel building could be built. TerraCRG brokered the property, and the lots are currently vacant, according to The Real Deal.

Tishman Acquires 11 Hoyt Street Site, Part of Macy’s 422 Fulton Street Building, Downtown Brooklyn

Macy’s is about to sell five stories of their nine-story building at 422 Fulton Street and the parking garage at 11 Hoyt Street (aka 217 Livingston Street) to Tishman Speyer for $170 million, according to Crain’s. Macy’s will consolidate commercial operations to 310,000 square feet, spanning the basement to the fourth floor, and Tishman will fund extensive renovations for those floor. As for the five upper floors Tishman is purchasing, those will be converted to office space and five more floors will be added up top. In the end, 10 stories of integrated office space is planned.

Dime Bank Acquisition Pushes Plans At 340 Flatbush Ave Extension Past 1000′ Mark, DoBro

Michael Stern’s JDS Development, partnered with Chetrit Group, is planning to acquire the landmarked Dime Savings Bank building at 9 Dekalb Avenue, in Downtown Brooklyn, for $90 million, according to Crain’s. The building could be converted to accommodate retail, but roughly 300,000 square feet of unused air rights can now be transferred to the team’s site at 340 Flatbush Avenue Extension.

Construction Update: 250 Ashland Place, Downtown Brooklyn

Last week, YIMBY brought you an update on 333 Schermerhorn Street, and now we’ve got a look at 250 Ashland Place, a BAM Cultural District tower rising fast next to the newly built, modernist Theater for a New Audience in Downtown Brooklyn. The development boom is kicking into high gear in Downtown Brooklyn, between the nearly complete Ava DoBro at 100 Willoughby Street, the two topped out residential towers at City Point, and Two Trees’ 36-story BAM South Tower. Today we have an update on 333 Schermerhorn Street, aka The Hub, thanks to YIMBY reader and prolific photographer Tectonic.

Exterior work is getting close to completion at Extell’s Brooklyn Point, aka 1 City Point, in Downtown Brooklyn. Designed by Kohn Pedersen Fox with SLCE Architects as the architect of record, the 68-story, 720-foot-tall skyscraper stands topped out as the tallest structure in the borough. The project is also addressed as 138 Willoughby Street and is the third and final phase of the City Point complex, aka 445 Albee Square. Katherine Newman is designing the interior spaces including the 458 units, which range from studios to three-bedroom layouts with pricing from $850,000 to nearly $4 million.

291 Livingston Street Tops Out In Downtown Brooklyn

The 189-foot-tall, 22-story reinforced concrete edifice of 291 Livingston Street appears to have recently topped out. YIMBY last covered the Downtown Brooklyn building several years ago and reported that this will become a 100-key hotel. A rendering on the construction fence depicts a very bold pattern of black and white stripes in an almost Dazzle camouflage-esque configuration on the party walls. Hello Living is the owner of the lot after purchasing the site for $11.1 million, and is developing the project with Aview Equities. Gene Kaufman Architect is the architect of record.

Demolition Work for 550-Foot-Tall Skyscraper at 570 Fulton Street Appears Stalled in Downtown Brooklyn

Demolition work has stalled at 570 Fulton Street in Downtown Brooklyn, the site of a proposed 550-foot-tall skyscraper designed by Hill West Architects and developed by Slate Property Group. Scaffolding and blue netting still shroud the main façade of the existing building, and it appears that little progress has been made since YIMBY’s January visit. As planned, the new development would yield a mixture of market-rate apartments, affordable housing, retail, and small-scale office space.

SLCE Architects’ One Boerum Place Tops Out In Downtown Brooklyn

One Boerum Place has topped out in Downtown Brooklyn. The slim reinforced concrete superstructure recently reached its 21-story parapet, and work is now shifting to the installation of its brick masonry façade. Designed by SLCE Architects and developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, the residential building sits on a narrow plot of land bound by Boerum Place, Red Hook Lane, and Fulton Street. The project is expected to cost around $250 million.

Installation Begins on 540 Fulton Street’s Façade in Downtown Brooklyn

Installation has begun on the first portions of the glass curtain wall of the main profile at 540 Fulton Street, a mixed-use skyscraper in Downtown Brooklyn. Located at the corner of Fulton Street and Flatbush Avenue, work on the 511-foot-tall reinforced concrete structure topped out in the fourth quarter of 2019. The 43-story building is designed by Marvel Architects and developed by Jenel Management. The project will contain 330,000 square feet, with 71,844 square feet allocated to commercial use and 22,054 square feet designated for retail on the lower floors. The remaining 239,142 square feet will be spread across 327 residential units. Zebian International Facade Solutions is the manufacturer for the curtain wall.
