8 Court Square Completes Construction in Long Island City, Queens

Construction is is complete on 8 Court Square, a 20-story residential building in Long Island City, Queens. Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties under the 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. Cauldwell Wingate served as the general contractor for the property, which is alternately addressed as 27-10 44th Drive and is bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south.

The Frame Wraps Up Construction at 31-19 29th Street in Astoria, Queens

Construction is finishing up on The Frame, a six-story residential building at 31-19 29th Street in Astoria, Queens. Designed by NiZa Works and developed by Silverline Group, the 75-foot-tall structure will span 7,477 square feet and yield 20 condominium units along with a cellar and a 43-foot-long rear yard. The ground-up development is located on an interior plot between 31st Avenue to the north and Broadway to the south.

30-33 29th Street Tops Out in Astoria, Queens

Construction has topped out on 30-33 29th Street, a seven-story residential building in Astoria, Queens. Designed by Z Architecture and developed by Neel Dvivedi under the 30-33 29th Street Realty LLC, the 70-foot-tall development will span 22,410 square feet and yield 33 rental units with an average scope of 679 square feet, as well as a cellar level, a 30-foot-long rear yard, and 17 open and 17 enclosed parking spaces. The property is located between 30th Avenue and 30th Drive on an interior lot.

The transaction, designated as a social bond, was made possible by Freddie Mac in a first-of-its-kind engagement to provide liquidity to social impact financial institutions that bring affordable housing to low-income communities and underserved populations.

Designed by Urban Architecture Initiatives (UAI) and developed by BRC and Camber Property Group, the structure is set to yield 147 affordable units and 100 shelter units with supportive services, as well as residential amenities and a 1,239-square-foot community facility on the ground floor. The property is located on an interior lot between Beach Channel Drive and Redfern Avenue.

Renderings Revealed Astoria Cove’s 4-34 26th Avenue, 25-02 9th Street in Astoria, Queens

New renderings have been released for two new residential buildings in the Astoria Cove master plan at 25-02 9th Street and 4-34 26th Avenue in the Halletts Point section of Astoria, Queens. Designed by Fogarty Finger, the structures will stand 26 and seven stories, respectively, and are part of a complex that is planned to yield a total of 469 apartments and 14,500 square feet of commercial space across four buildings. The property is located to the west of 9th Street along the East River waterfront.

Edgemere Commons Building B1 Tops Out at 5119 Beach Channel Drive in Far Rockaway, Queens

Construction has topped out on Edgemere Commons’ second all-affordable housing structure at 5119 Beach Channel Drive in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities, the company’s affordable housing development platform, and The Arker Companies and Slate Property Group, the 247,000-square-foot structure will yield 237 rental apartments in studio to three-bedroom layouts, with 36 reserved for the formerly homeless, as well as 8,000 square feet of retail space and 7,500 square feet of community facility space. The building, also know as Edgemere Commons Building B1, is situated between Beach 50th and Beach 53rd Streets.
