Excavation Begins For Six-Story, Eight-Unit Mixed-Use Project At 26 Avenue B, East Village

Excavation has commenced at 26 Avenue B, in the East Village, where a six-story, eight-unit mixed-use building is planned, according to EV Grieve. The building will measure a total 7,732 square feet, which includes 1,614 square feet of retail space on the ground floor; according to the Schedule A, an eating and drinking establishment is planned. Residential units above will average 765 square feet apiece. Back when the filings were submitted to the DOB in 2011, Shiming Tam was the architect, but now Roman Sorokko’s Little Neck-based Versatile Engineering is serving as applicant of record.

Residential Development Potential At 111 Montgomery Street Site, Crown Heights

PWR Holdings has placed the development site at 111 Montgomery Street, in western Crown Heights, on the market with an asking price in the mid-$40 million, according to Commercial Observer. The 22,000 square-foot site boasts 168,000 square feet of development rights. New building applications were filed to build a 12-story, 173-unit apartment building on the property in March.

Last month, Italian developer Est4te Four announced that they needed a partner willing to shell out at least $100 million to build a huge office project along the Red Hook waterfront. Now YIMBY’s got a new set of renderings for the development, which was recently named Red Hook Innovation Studios.

But while condo-fication is normally associated with displacement of galleries, that is not the case here, and now demolition applications have been filed for an old building at 542 West 22nd Street, which will be cleared to make way for a new outpost by Hauser & Wirth.

A stalled residential development at 531 Coney Island Avenue, on the border between Ditmas Park and Kensington in Brooklyn, is finally coming back to life. A tipster sent along this photo of the site at the corner of Hinckley Place, adding that the schematics were posted on the construction fence earlier this month.

15-Story Mixed-Use Project At 145 Clinton Street Lands Tenant, Lower East Side

Roughly a year ago, YIMBY reported on filings for Essex Crossing‘s 15-story, 211-unit mixed-use building planned at 145 Clinton Street, on the Lower East Side, and last January we revealed renderings of the project. The 300,000 square-foot building includes 43,000 square feet of commercial space, and Planet Fitness is now expected to lease 22,000 square feet on the second floor, The Lo-Down reports. A 30,000 square-foot grocery store is also planned for the ground floor, though it currently lacks a confirmed tenant.

Five-Story, 10-Unit Residential Project Planned At 684 Madison Street, Bed-Stuy

Hudson Square-based NY Equity Management has filed applications for a five-story, 10-unit residential building at 684 Madison Street, in central Bedford-Stuyvesant, 10 blocks north of the Utica Avenue stop on the A and C trains. The building will measure 7,973 square feet in total, and units will average 797 square feet apiece. Flushing-based Frank Quatela is the architect of record, and a dilapidated two-story townhouse must first be demolished.

NYU Plans to Expand the Old Forbes Magazine Building, 60 Fifth Avenue

After 52 years in an imposing eight-story building at the corner of Fifth Avenue and 12th Street in Greenwich Village, Forbes Magazine moved to new headquarters in Jersey City last year. Now the new owner, New York University, has filed plans to expand the 1925 office building at 60 Fifth Avenue.

Four-Story Townhouse Coming To 620 West 148th Street, Hamilton Heights

Great Neck-based Kalico Group has filed applications for a four-story, two-unit residential building at 620 West 148th Street, in Hamilton Heights, three blocks north of the 1 train’s stop at 145th Street. The building will measure 3,754 square feet in total, and one unit will be located on the first floor, while the second will span floors two through four. Long Island-based Sion Hourizadeh is the applicant of record. The 15-foot wide lot is currently vacant.

38-Unit Townhouse Development Underway At 1 County Road, Cresskill, New Jersey

New Jersey-based Pulte Homes is currently constructing a 38-unit townhouse development at 1 County Road, in Bergen County’s borough of Cresskill. The residential project will feature three-story, three-bedroom homes, according to NorthJersey.com. The site was once home to a garden nursery, which has since been demolished, and completion is expected by the end of 2016. Excavation is currently underway, and sales are scheduled to launch next spring.
